BACKGROUND INFORMATION:
The subject property is developed as a one-story, 1,210 square foot single-family detached
residence on a 6,599.85 square foot (0.15 acre) lot. The lot was developed in 1978 and is
platted as Block 32, Lot 7D2, City of Grapevine. The zoning district for the subject property
at the time of development was “C-2”, Community Business District, and the property was
rezoned to “R-7.5”, Single-Family District in the 1984 City-wide Rezoning.
On November 5, 1968, City Council approved Z68-19 (Ord. 1968-034) to rezone Lot 7D
from “A”, Residential to “B”, Multiple Dwelling Duplex.
On March 1, 1984, the Board of Zoning Adjustment (BZA) approved BZA84-02 on lot 7D2
for a variance for the lot width to be 57.39-feet and approved a variance on lot 7D1 for a lot
width of 62.61-feet to the east.
On April 17, 1984, City Council approved a replat to lot 7D into two separate lots: Lot 7D1
and 7D2.
On November 1, 1984, the BZA approved BZA84-27 on lot 7D1 for a special exception for
an 18-foot rear yard setback.
On July 26, 2023, the Historic Preservation Commission approved CA23-37 to construct a
516 square foot addition and a 248 square foot covered patio to the rear of the original
1,210 square foot residential dwelling.
The application was submitted by Alexa Robinson, property owner.
REQUEST:
The applicant intends to expand the existing 1,210 square foot residence by adding a 516
square foot addition and a 248 square foot covered patio along the house’s north elevation.
BZA23-13 is a request for a special exception to allow the existing residential dwelling to
remain as developed with a 3-foot, 4-inch encroachment into the required front yard
setback along the south property line and a building expansion along the north elevation.

The following special exception is requested:
Section 43.E.3, Nonconforming Uses and Structures allows the Board of Zoning
Adjustment to approve the remodeling and/or enlargement of a nonconforming use.
The applicant is requesting a special exception to allow the existing residential dwelling to
remain as developed with a 3-foot, 4-inch encroachment into the required front yard
setback along the south property line as shown on the plot plan.
SPECIAL CONDITION:
Staff finds that a special condition exists for the requested special exception. Specifically,
the subject lot is an existing developed lot and the dwelling was built in 1978 prior to the
rezoning of the property in the 1984 City-wide Rezoning to an “R-7.5”, Single-Family
District.
RECOMMENDATION:
Staff recommends the Board of Zoning Adjustment approve a special exception to the
Grapevine Comprehensive Zoning Ordinance 82-73, Subsection 43.E.3, Nonconforming
Uses and Structures to allow the existing residential dwelling to remain as developed with a
3-foot, 4-inch encroachment into the required front yard setback along the south property
line and a building expansion along the north elevation as shown on the plot plan.
