Light fixtures will be mounted no higher than the highest point on the primary structure on the property and in no case light poles (including the pedestal) shall not exceed 30 feet in height. Floor plan 19. The floor plan does not reflect the proposed use in the site data table. Please revise the site data table and or floor plan accordingly. 20. Please direct all questions regarding the following comments to John Robertson — Engineering Manager or Cristin Turner - Civil Engineer or Paul Lee — Civil Engineer at 817.410.3136: • Please provide a full set of Civil Construction Plans for this development prior to construction, including paving, drainage, utilities, grading, details, cover sheet, plat, etc. Checklist can be provided to architect. Engineer is familiar with our plans requirements. • Driveway approach can be a minimum of 30' in radii, due to the fire lane proposed. • Driveway cannot begin its radius across the property line. The radius currently begins over the south property line. • Dumpster needs to be screened and placed in a location where the truck can actually pick it up. Currently, the dumpster looks to be located in a parking space at an angle that would make pick up difficult if not impossible. • The drainage area map does not match the North side addition plans that were originally developed for this site. The plans showed a new inlet to be near the north east corner of the building. There is supposed to be a stubout pipe there already for an inlet to be built. • Detail needs to be added to the grading plan. All egress routes need to be graded to acceptable standards. There are doors on the current plans that do not meet grade by several feet with no stairs or ramps 3 shown. It's imperative to show proposed grading at rear of building and along parking. • Needs a 5' sidewalk along the frontage of this property (6' if built at back of curb along Main St.). • Needs a utility plan. Where ever the sanitary is to tie into the sewer, there needs to be a man hole for the lateral tie it. Also needs to show the proposed water services. • These comments do not reflect a full review, but highlights major points. 21. For verification purposes please email a PDF of the final sheet before the final copies are reproduced. The above comments must be reflected in the revised submittal, which upon review, can be administratively approved. Main Street project. A few of these items need to be addressed for the site plan. Some just need to be included in the Civil Construction plans prior to construction. Albert, you decide which you need to see for site plan. Keith, this is not a complete review, but touches upon the items I can see with what was submitted. - Public Works will need a full set of Civil Construction Plans for this development prior to construction, including paving, drainage, utilities, grading, details, cover sheet, plat, etc. Checklist can be provided to architect. Engineer is familiar with our plans requirements. - Driveway approach can be a minimum of 30' in radii, due to the fire lane proposed. - Driveway can not begin its radius across the property line. The radius currently begins over the south property line. - Dumpster needs to be screened and placed in a location where the truck can actually pick it up. Currently, the dumpster looks to be located in a parking space at an angle that would make pick up difficult if not impossible. - The drainage area map does not match the North side addition plans that were originally developed for this site. The plans showed a new inlet to be near the north east corner of the building. There is supposed to be a stubout pipe there already for an inlet to be built. - Needs a 5' sidewalk along the frontage of this property (6' if built at back of curb along Main St.). - Needs a utility plan. Where ever the sanitary is to tie into the sewer, there needs to be a man hole for the lateral tie it. Also needs to show the proposed water services.
