My name is Doug Hancock and I live with my family at 4625 Trevor Trail, which is Stone Bridge Oaks, Block 3, Lot 32 on the map and adjacent to the north end of the proposed development. We have four principal concerns regarding the development, which I believe are shared with most residents in Stone Bridge Oaks and Glade Hill. Unfortunately, I am not able to attend the re -scheduled hearing in person and therefore have prepared written comments to amend my previous submission. I have discussed the proposal with the developers after the previously scheduled meeting and at a neighborhood meeting. The developers seem honest and desiring to build an attractive neighborhood comparable in price to Stone Bridge Oaks and Glade Hill that will be a benefit to Grapevine. We are in favor of their proposal but would like to formally disclose our concerns for the hearing. Please contact me if you or the developer would like to discuss our concerns further. 2. Our first concern is tree preservation. Make sure the developer is required to preserve the maximum number of mature trees on the development, especially in the border zone between Stone Bridge Oaks and the proposed Oak Hill. Part of what makes NE Tarrant County special is the natural wooded areas and we must work to maintain as many trees as possible. I understand from the developer this has also been a priority of the City of Grapevine and that they intend to preserve trees. a. We understand that after the right of way for the street is cleared, trees will not be bulldozed until a building permit to construct a house is obtained and then only those trees necessary to construct a house. This should be a written stipulation for the development. The last thing we want is to see trees bulldozed and then the land sitting vacant for years because the developer lost funding needed to complete the project. Keep the trees in Grapevine, a Tree City USA certified city. b. There is a mature cedar tree near the southeast corner of my lot, which is the nearest point to Oak Hill, which provides a natural buffer between the two lots. I request that special consideration be given to preserve this large tree which probably straddles the property line if it is not wholly within the Stone Bridge Oaks greenbelt area behind our lot. 3. Our second concern is the lack of physical buffer between certain Stone Bridge Oaks properties and the subject property, especially Lots 32-33 on Trevor Trail and Lots 25-27 on Taylor Lane. The latest proposal seems to have an open space buffer between Glade Hill and the new development. a. We request that the city consider requiring open space between Stone Bridge Oaks and Oak Hill similar to the requirement in the Glade Hill AUG 112023 zoning request in November er 2012 Taylor Lane. which open space between Glade Hill and Lot 15 tes b.
