Please re -label the Site Plan to the Dimensional Control Site Plan, please arrange the site data table in a chart form showing the amount required and provided: height in stories and feet, total building area, total lot area, floor area ratio, total impervious area (square foot and percentage), total open space (landscaped area - square foot and percentage), total building and paved areas, accessible parking spaces. Also include the percent of the landscaping within the front yard. Please add the adjacent zoning as follows: North "GU" Government Use and "R -MF -2" Multi -family and south and west "R-5.0" Zero Lot Line. 4. A building buffer is required adjacent to the west and south property lines equal to two (2) times the height of the building or structure. Verify that Brazos easement does not prevent the location of the water line as shown. • An eight foot (8') trail will be required along Grapevine Mills Circle. Modify the drive approaches to make ADA grades work for the trail. • Show additional pedestrian access easements needed for the trail and sidewalks on amended plat. • Detail needs to be added to the grading plan. All egress routes need to be graded to acceptable standards. There are doors on the current plans that do not meet grade by several feet with no stairs or ramps shown. It's imperative to show proposed grading at rear of building and along parking. • The dumpster is currently shown on a steep grade and within an easement. Move the dumpster out of utility easement and revise grading or add retaining walls to make acceptable slopes for trash pick up are required. • Grades need to be shown along the drive. Grading can not extend beyond the property line. Indicate how grading will be accomplished along the top of the bluff to prevent any negative impact below. • Indicate on the storm plan how increased runoff from the development will be handled to have no negative impact on the bluff or downstream O:\ZCU\CU13-20\CU13-20.1.doc 2 properties (townhomes or Golf Course). Indicate the impact on downstream drainage systems. Pay attention to the velocity of concentrated waters and indicate how these have been mitigated to prevent erosion. • Water features are shown on the landscape plans. If any outdoor speakers or monitors are proposed please provide a speaker plan indicating the quantity, type, location and sound level. 18. In 1984 the City changed the zoning designation for the site to "PID" Planned Industrial Development. The property was then rezoned in 1985 as a part of the "Terra Tract" to "R -MF -2" Multi -Family District (Z85-60, Ord. 85-60) however the property was not developed. In October 1995, the site was part of a zoning request (Case No. Z95-06) whose purpose was to amend, revise, eliminate or terminate portions of the deed restrictions and the letter of agreement as adopted in Ordinance No. 85-60, and rezone portions of the site. At the September 7, 1999 meeting, City Council approved Z99-05 (Ord. 99-124) rezoning the subject site from "R -MF -2" Multi -Family District to "CC" Community Commercial District. At the November 16, 2004 meeting, Council approved a rezoning of approximately 8.69 acres of property to the south of the subject site from "CC" Community Commercial District to "R -MF -1" for a proposed multifamily/condominium project. Microland America is an exciting and innovative entertainment venue designed to bolster and lift the current businesses of Grapevine while inspiring and capturing family togetherness and community unity.
