A planned commercial center has been requested for the subject site. Please refer to Section 25.N.1-5, of the City of Grapevine Zoning Ordinance (Zoning Ordinance) for submittal requirements for the proposed planned commercial center. 3. Please revise the concept plan to include the entire subject property. Please refer to Section 45 of the Zoning Ordinance for the submittal requirements for the concept plan. Please add the following notes to the dimensional control site plan stating the purpose of the conditional use request: a) Conditional use request CU12-24 is a request to allow gasoline services and the sale, storage, and off -premise consumption of alcoholic beverages (beer and wine only), outside seating, outdoor speakers and a 40 -foot pole sign in conjunction with a convenience store. b) The entire site is the premise. c) All electrical conductors associated with new constructions shall be located underground. 0:\ZCU\CU12-24.1.doc 1 d) The sign was included in the determination of the illumination levels. 7. Please dimension a typical 9' x 18' parking space. 8. Please orient the landscape plan in the same manner as the other sheets. 9. Light fixtures shall be mounted no higher than the highest point on the primary structure. Please show the property line on the photometric sheet and adjust the lighting levels accordingly if needed. But if earthwork, tree removal, etc is to be done on lot 4 for reclamation of the other lots, then it can not stand on its own and must be platted as part of the other lots. 12. Please provide a dimensioned floor plan, remove the colored designation for the alcohol storage area and provide hatching instead. Also please hatch the sales area. Label the outdoor seating area and include a chart on the floor plan sheet designating the proposed number of seats. All text should be clearly legible on an 11" x 17" reduction. 19. Please provide the type of table, chairs and table umbrellas proposed for the outdoor seating area. Please provide the height of the decorative lighting pole and include the pole on the photometric plan. 20. Please provide an internal traffic circulation plan on the dimensional control site plan. 21. On site consumption of alcoholic beverages is not permitted in association with the proposed use.
