MESA DESIGN GROUP MEETING MINUTES DATE: March 5, 1997 PROJECT: Heritage Business Park Buildings II & III City of Grapevine RE: Preliminary Landscape Review THOSE IN ATTENDANCE: Andy Sitzer - Trammell Crow Marcy Ratcliff - City of Grapevine Bill Millsap - MESA Design Group Paul Buchanan - MESA Design Group MAR 2 4 1997 The following comments were noted during the meeting. The purpose of this meeting was to review the landscape plans submitted to the city. A. Each parcel plan should provide a chart which reflects the number of trees and caliper inches dedicated to the mitigation agreement. Mitigated caliper inches for the total project is 1,500. B. Identify existing trees on the plan for buildings II and III. No irrigation or landscape shall be installed near these areas. 98 trees are being saved on building II. C. Landscape islands in the parking lot must not be farther than 12 spaces apart. D. Reseeded areas behind building III which need stabilization from grading. Since this area is the future expansion of the adjacent building truck court the temporary area does not need irrigation. Graded slopes will be seeded. E. Marcy will call during plan checking the landscape plans with any questions. Comments will be faxed to MESA upon completion of city review. Main Street. ,.... Include the following information in the title block in the lower right -hand corner of each page. Lot 1, Block 3, Heritage Industrial Park, 820 Nolen Dr. and the consecutive sheet number (i.e. 1 of 3). (Sec.47.E.1 .b.2) V2. Include on the site plan sheet a vicinity map. (Sec.47.E.1 .b.2) ✓3. The site plan as shown on sheet A1.01 should include the entire Lot 1 Block 3. The site plan should show the dimensions of the property lines as approved on the replat of the subject property. (Sec.47.E.1 .b.3) 4. Indicate on the water and sanitary sewer plan the location of the proper utilities within the right -of -way of Nolen Dr. It is not clear which line are the water lines and which lines are the sewer lines and what their sizes are. 5. Please note on the erosion control plan that all the requirements of the Grapevine Soil Erosion Control Ordinance shall be met during the period of construction. (Sec.47.E.1.b.18) vC Please indicate on the site plan sheet A1.01 the following information: Note the proposed use of the property. Please note in a chart form the amount required and provided in total lot area, total building area, total impervious area (building plus paved areas), total open space, landscaped area, height in stories and feet, and off - street parking spaces, number of disabled parking spaces required and provided, and the number of loading spaces. You may also want to somehow indicate in this chart form the amount of land left to develop. The minimum open space is 15% of the total lot. In this application, you will exceed the amount of open space because the undeveloped portion of the lot is counted as open space at this time. In the future when the remaining portion of the lot is developed you must maintain the 15 % total open space. The maximum impervious area is a combined area by all buildings, structures, off - street parking and paved areas. This shall not exceed 85% of the total lot area, please indicate how much you are proposing in this phase of the 0: \ZCU \SP97 -22.1 1 development. The total open space plus the total impervious area will equal the total lot size. -''7. On the site plan sheet indicate the right -of -ways with Nolen Drive and Continental Blvd. 8. Please indicate the distance between the proposed driveway and the distance the driveways are located from the intersections. "9. Include a legend on the water and sanitary sewer plan what all these symbols mean. ✓" 10. Indicate on the site plan the location size arrangement of all outdoor signs (pole signs, monument signs and ground signs) the location and intensity of all outdoor lighting and exterior lighting. (Sec.47.E.1.b.13) Please include elevations of all signage. Please verify that all the signage is in accordance with the Grapevine Sign Ordinance. t,A 1. Indicate the height of the tilt up concrete screening wall in the southwest corner of the building. —12. Are you proposing to have a trash dumpster on this property? If you are proposing a dumpster, please note the dumpster must be screened in accordance with Section 50.13.3. Section 50.13.3 requires that all dumpsters be screened at a minimum of 3 sides by solid fence or wall. Such screening shall be a minimum of one foot above the refuse dumpster, not to exceed eight feet in height on all sides. 13. Please indicate on the exterior building elevations the percentage of masonry. Also note, that all signage shall be in accordance with Section 60, Sign Regulations. 'J14. Please note on the site plan the following notes: all development shall be in accordance with Section 31, Light Industrial. All signage shall be in accordance with Section 60, Sign Regulations. All landscaping shall be in accordance with Section 53, Landscaping. - -'1'5. All tree replacement shall be in accordance with Tree Removal Permit TR96 -05, which was approved on January 21, 1997 with the provision that the public utility easement on the western property line would be abandoned on the plats and that the total inches to be mitigated for the entire Heritage Business Park are 1500 inches. 0: \ZCU \SP97 -22.1 2 16. The replat as submitted shows a utility easement along the western property line. One of the stipulations of the tree removal permit was to abandon this utility easement on the plat so that it was obvious it was gone. Please contact me to discuss this particular item. I will speak with the Public Works Department to verify whether this utility easement has been abandoned or not. 17. The landscaping plan as submitted is fine, except that it does not address the tree mitigation as approved with TR96 -05. I would recommend that the landscape plan include those trees around the western property lines that are proposed to be saved. Please show on the landscape plan sheet L1, a beginning tally for the mitigation. You may do this lot by lot and this should be updated every site plan that is submitted for the entire Heritage Business Park. 1 would create a chart showing lot by lot the total number of trees planted on that lot and total number of inches proposed so that they can be tallied at the final development of the property. I believe this would be an easy way to keep a tally. If you have any other suggestions on how to keep the tally for the tree mitigation, please contact me for discussion. Ornamental trees such as the Crepe Myrtle or Mexican Plum will not count as part of the mitigation for tree removal. L-4-81 The landscape plan does not address irrigation, the existing trees along the rear of the property. Are you proposing to leave the western landscape buffer yard as is? Please note on the landscape and irrigation plan what your plans are for this required landscape area. 19. Please note on the site plan that all parking for disabled people be designated according to Chapter 23, Section 23.64 -23.69 of the Grapevine Code of Ordinances. (Sec.47.E.1.b.21) Include on your site plan an internal traffic circulation plans. (Sec.47.E.1 .b.28) 1121.
