This letter confirms on April 27, 2016 the Historic Preservation Commission approved w"Ith
condleti"ons #CAI 6-33 for the property addressed 622 East Wall Street legally described as
Block- 101 Lot.- 6, College Heights Addition, Grapevine, Texas. The following was approved
on this Certificate of Appropriateness. -
For a new one story period style as per the attached plans following the design
guidelines established for the property;
with the conditions #HL16-03 is approved for the property* and
all * exterior materials, exterior siding, windows, doors and hardware, light fixtures and
paint colors be approved under a separate Certificate(s) of Appropriateness; and
a permit is obtained from the Building Department.

1 . Removal of existing non-contributing metal clad storage shed;
2. Plans for a new 1 -story, 2077 sq. ft. house as per attached plans following the design
guidelines established for the property,
with the conditions that #HL16-03 is approved for the property and all exterior
materials, windows, doors and door hardware, light fixtures and paint colors be
approved under a separate Certificate of Appropriateness.
BACKGROU....NIDI.-
Certificate of Appropriateness application #CA1 6-33 was submitted by the owner/applicant
Copperstreet Homes, Neal Cooper on March 23, 2016 for a new 1 -story house. Also
submitted was an application for Historic Landmark overlay #HL16-03 for the property that is
on the agenda for this meeting.
The existing lot 6 was previously owned by Buelah Harston, next door at 626 East Wall
Street. The lot contains a non-contributing metal clad storage shed at the rear of the lot tha-']
would be removed. The plans for the new house have been developed following Design
Guidelines established for the property. The new house contains 2077 sq. ft. of living area
including a Great Room, kitchen, dining area, study, laundry room, three bedrooms, 2 andY2
baths. There is an attached 416 sq. ft. attached rear entry garage that is accessed from Estill
Staff recommends approval of #CA1 5-33 for the removal of the non-contributing metal clad
storage shed, plans for the new house with thecondition that #HL16-03 is approved for thit,
property and that all exterior materials, windows, doors and door hardware, light fixtures and
paint colors be staff approved under a separate Certificate of Appropriateness.
