2. Board of Zoning Adjustment to conduct a briefing session to discuss items
scheduled to be heard at the December 4, 2023, public hearing.

5. Any person who is not scheduled on the agenda may address the Board under
Citizen Comments or on any other agenda item by completing a Citizen
Appearance Request form with the staff. A member of the public may address
the Board regarding an item on the agenda either before or during the Board's
consideration of the item, upon being recognized by the Chairman or upon the
consent of the Board. In accordance with the Texas Open Meetings Act, the
Board is restricted in discussing or taking action during Citizen Comments.

8. Board of Zoning Adjustment to conduct a public hearing relative to Board of
Zoning Adjustment case BZA23-15 submitted by Shawna Mohler for property
located at 201 North Starnes Street and consideration of the same.
9. Board of Zoning Adjustment to conduct a public hearing relative to Board of
Zoning Adjustment case BZA23-18A and BZA23-18B submitted by Taylor
Thorne for property located at 1825 Anglers Plaza and consideration of the
same.
10. Board of Zoning Adjustment to consider the minutes of the November 6, 2023
meeting and take any necessary action.
In accordance with the Open Meetings Law, Texas Government Code, Chapter 551,

The Board of Zoning Adjustment for the City of Grapevine, Texas, met on Monday
evening, December 4, 2023, at 5:45 P.M. in the Planning and Zoning Conference Room,
2"d Floor, 200 South Main Street, Grapevine, Texas for a Briefing Session with the
following members present to wit:
John Sheppard

With George Dalton absent, constituting a quorum. Also present was City Council
Representative Sharron Rogers and the following City Staff:

CALL TO ORDER: 5:45 P.M. — Planning and Zoning Conference Room
Chairman Sheppard called the Briefing Session of the Board of Zoning Adjustment to
order at approximately 5:45 P.M.
BRIEFING SESSION
1. Roll Call
2. Board of Zoning Adjustment to conduct a briefing session to discuss items scheduled
to be heard at the December 4, 2023 public hearing.
Albert Triplett briefed the Board on the case listed on their regular meeting agenda and
took questions.

With no further discussion, Sheppard made a motion to adjourn the Briefing Session.
The Briefing Session was adjourned at approximately 6:08 P.M.

8. Board of Zoning Adjustment to conduct a public hearing relative to Board of Zoning
Adjustment case BZA23-15 submitted by Shawna Mohler for property located at 201
North Starnes Street and consideration of the same.
Albert Triplett presented the proposed plan and answered questions from the Board.
BZA23-15 applicant representative, Brock Jones, presented and answered questions
from the Board.
Chairman Sheppard closed the public hearing.
Motion was made to approve BZA application BZA23-15, a special exception for the
following:
Subsections 43.E.3, Nonconforming Uses and Structures and Subsections 53.1-1.1,
Interior Landscaping to allow the existing commercial structure to remain as developed
with an expansion and to allow exceptions to Section 53, Landscaping Regulations as
shown on the plot plan:

1. Board of Zoning Adjustment to conduct a public hearing relative to Board of Zoning
Adjustment Case BZA23-18A and BZA23-18B submitted by Taylor Thorne for
property located at 1825 Anglers Plaza and consideration of same.
Albert Triplett presented the proposed plan and answered questions from the Board.
BZA23-18 applicant, Taylor Thorne, answered questions from the Board.
Chairman Sheppard closed the public hearing.
Motion was made to approve BZA application BZA23-18A, a variance for the
following:
Subsection 15.G.1, Depth of Front Yard, of Section 15, "R-7.5", Single -Family Residential
to allow a reduction in the required front yard setback of 30 feet to 25 feet in the "R-7.5",
Single -Family District to be consistent with the average front yard established along
Anglers Plaza as shown on the plot plan:

Motion was made to approve BZA application BZA23-18B, a variance for the
following:
Subsection 15.G.5, Minimum Lot Depth, of Section 15, "R-7.5", Single -Family Residential
to allow the existing lot a depth of 85 feet as shown on the plot plan:
