The Open Space Committee for the City of Grapevine, Texas met in regular
session May, 11, 1988, at 4:30 P.M. in the Council Chambers, #205, 307 West
Dallas Road, Grapevine, Texas, with the following members present to wit:
Ron Cook Member
Mark Mailes Member
with Acting Chairman, Bill Martin, absent. Also present were guests John
Volkman, Steve Wall, and Paul Goolsby, representing Belmont Hares. The
following City Staff was also present to wit:
H. T. (Tommy) Hardy Director of Community Development
Marcy Ratcliff Planner
Gerrie Taylor Administrative Secretary
CALL TO ORDER
Mark Mailes called the meeting to order at approximately 4:30 P.M.
CONSIDERATION OF THE APRIL 6, 1988 MINUTES
Ron Cook made a motion to approve the minutes of the April 6, 1988
meeting. Mark Mailes seconded the motion which prevailed by the following
vote:
Ayes: Cook, Mailes
Nays: None
Absent: Martin
ACTION ITEMS
BANYAN PLACE ADDITION
Tammy Hardy explained that Banyan Place Addition was developed several
years ago by Ken Taylor as "R-TH", Townhouse Zoning District Regulations.
This development will go before the Planning and Zoning Commission next
Tuesday, May 17, 1988, requesting rezoning fram "R-TH", Townhouse Zoning to
"R-5.0", Zero Lot Line Zoning.
John Volkman, of Belmont Hames stated that there are originally 121 lots
and if the development is rezoned, it would reduce the lots to around 63.
Mark Mailes felt that the proposed lots indicated on the plat for park land
ILW were not a good location due to drainage problems, and the odd shape.
There was discussion on other locations for the park. Ron Cook suggested
using Banyan Court and surrounding lots for the park land. John Volkman
thought that suggestion would work out well and they could meet the 30,000
square foot minimum by using Banyan Court and Lots 20, 19, 18, 17, and part
of 16, Block 2.
After further discussion, Ron Cook made a motion to reject the present plan
because it does not meet the City's minimum size for width and depth. Mark
Mailes seconded the motion which prevailed by the following vote:
Ayes: Cook, Mailes
Nays: None
Absent: Martin
Ron Cook then moved to approve a 30,000 square foot park area including the
present Banyan Court subject to Mark Mailes approval. Mark Mailes seconded
the motion which prevailed by the following vote:
Ayes: Cook, Mailes
Nays: None
Absent: Martin

Mark Mailes made a motion to adjourn the meeting. Ron Cook seconded the
motion which prevailed by the following vote:
