PLAT INFORMATION SHEET
FINAL PLAT
LOT 1, BLOCK 1, THE BLUFFS AT GRAPEVINE
GENERAL:
1. Mr. Rick Horn, the applicant, is platting this 19.992 acre site for the proposed
development of a retail complex. This property is located on the northwest
corner of Bass Pro Drive and State Highway 26.
2. The property is currently undeveloped.
STREET SYSTEM:
1. This site has access to State Highway 26, a six lane divided street that is part
of the State Highway System.
2. This plat will dedicate 90 feet of right-of-way for the construction of the
extension to Bass Pro Drive at its intersection with State Highway 26 in order
to accommodate an eastbound left turn lane. The plat will also dedicate 60
feet of right-of-way for the remainder of the roadway section west of the
intersection.
3. The developer is responsible for the signal and median modifications
associated with the State Highway 26 intersection.
STORM DRAINAGE SYSTEM:
1. The on-site and off-site storm drainage systems must be designed in
accordance with the requirements of the City of Grapevine's Code of
Ordinances.
IV. WATER SYSTEM:
1. There is an existing 12 -inch water line that runs through the property from the
southwest corner towards the northeast corner.
2. The development of this property will require the relocation of a portion of the
existing 12 -inch water line.
3. The developer will be required to construct a public water distribution system
necessary to meet domestic and fire protection needs of this development.
4. The existing water distribution system is adequate to serve the domestic and
fire protection needs of this and future surrounding developments.
V. SANITARY SEWER SYSTEM:
1. There is an existing 8 -inch sanitary sewer force main that runs through the
property from the southwest corner towards the northeast corner.
2. The development of this property will require the relocation of a portion of the
existing 8 -inch sanitary sewer force main.
3. The developer will be required to construct a public sanitary sewer collection
system to meet the needs of this development.
4. The City has worked with this developer to construct a proposed sanitary
sewer lift station within the limits of this property to provide sewer service to
this development as well as the Cowboy Golf Course and the City's Water
Treatment Plant.
5. The existing sanitary sewer collection system adjacent to and downstream
of this property is being reviewed by Freese and Nichols to determine its
adequacy.
VI. MISCELLANEOUS:
1. Water and Wastewater Impact Fees are due prior to the issuance of any
building permits. The current fee is $5,402.00 per acre.
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1. The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.
2. The drainage easements dedicated by this plat are necessary to
convey storm drainage through this development.
3. The access easements dedicated by this plat are necessary to allow
for increased vehicular mobility within this property.
4. The right-of-way dedicated by this plat is necessary to provide for the
development of the surrounding transportation system.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
The utility easements dedicated by this plat will allow for public and
franchise utilities to serve this development and surrounding sites.
2. The drainage easements dedicated by this plat are necessary to
convey storm drainage through this development.
3. The access easements dedicated by this plat will allow for increased
vehicular mobility within this property.
4. The right-of-way dedicated by this plat will allow for the development
of the surrounding transportation system.
5. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lot 1, Block 1, The
Bluffs at Grapevine."
