Plaza, Grapevine, Texas (Lot 44 in Shorecrest Acres). The new home will be two stories and
consist of approximately 4850 square feet. The applicant and property owner, Taylor
Thorne, will reside in the new dwelling with her family when construction is completed.
The purpose of this request is to obtain a variance with regard to Zoning Ordinance R-7.5 for
allowance of a 25 front yard building line. This request is justified due to both the unique
nature of the existing lot and the unique nature of the neighborhood.
A dwelling was built on this lot in 1970 on a 25'front yard building line. Zoning ordinances
passed years afterwards, and currently in effect, stipulate a 30' front yard building line. Thus,
the dwelling on this lot was non -compliant for decades until demolished. Likewise, all of the
other dwellings on Anglers Plaza are built on a 25' front yard building line.
The owner/applicant purchased the lot and dwelling in 2014. She inhabited the dwelling until
2021, when she had it demolished. She now plans to rebuild her home there. Building a

challenge without the additional 5' front yard building line.
The situation is especially impacted by the uniqueness of the lot —a lot depth of only 85'.
Current zoning ordinances stipulate a MINIMUM lot depth of 100.' Unfortunately, nothing can
be done to correct that situation. Therefore, the applicant/owner is seeking a variance for the
original 25' versus the 30' front yard building line.

the lots were platted long before the ordinances took affect. Otherwise, there would not be a
lot with a 85' depth when ordinances dictate a minimum 100' depth —which has been further
reduced by a 30' versus a 25' front yard building line.
