PLAT INFORMATION SHEET
PRELIMINARY PLAT
LOTS 1 AND 2, BLOCK 1, PRAEDII QUERCUUM ADDITION
GENERAL:
1. Ms. Diana Dean, the applicant, is platting this 2.329 acre site for the
proposed development of two single-family residences. This property is
located on the southeast corner of Parr Road and Parr Lane.
2. The property is currently undeveloped.
STREET SYSTEM:
1. This site has access to Parr Road. This street is currently being designed to
be 28 feet wide from back of curb to back of curb. This project will be bid
later this year.
2. This plat will dedicate 0.835 acres of variable width right-of-way for the
proposed construction of Parr Road.
STORM DRAINAGE SYSTEM:
1. The on-site and off-site storm drainage systems must be designed in
accordance with the requirements of the City of Grapevine's Code of
Ordinances.
WATER SYSTEM:
1. As part of the Parr Road construction project, a 12 -inch water line will be
installed within the Parr Road right-of-way to replace an existing 6 -inch water
line that will be abandoned.
2. The existing water distribution system is adequate to serve the domestic and
fire protection needs of this and future surrounding developments.
V. SANITARY SEWER SYSTEM:
1. As part of the Parr Road construction project, a 6 -inch sanitary sewer line will
be installed within the Parr Road and Parr Lane right-of-way.
2. The proposed sanitary sewer collection system will be adequate to serve this
and future surrounding developments.
3. The property owner(s) will not be able to obtain a building permit for these
lots until the sanitary sewer line has been extended and service is available.
VI. MISCELLANEOUS:
Water and Wastewater Impact Fees are due prior to the issuance of any
building permits. The current fee is $1,897.00 per lot.
2. Open Space Fees are due at the time of the final plat submittal. The current
fee is $1,071.00 per lot.
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.
2. The right-of-way dedicated by this plat is necessary to provide for the
development of the surrounding transportation system.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
The utility easements dedicated by this plat will allow for public and
franchise utilities to serve this development and surrounding sites.
2. The right-of-way dedicated by this plat will allow for the development
of the surrounding transportation system.
3. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Preliminary Plat Application of Lots 1 and 2,
Block 1, Praedii Quercuum Addition."
