PLAT INFORMATION SHEET
FINAL PLAT
-- PALACE THEATRE ADDITION
(Being a Replat of Lots 11,12,13,14 &15, BLOCK 1,
Original Town of Grapevine)
I. GENERAL:
1. J. Ricardo Ordonez, the applicant, is platting this 0.381 acre site to expand
the existing Palace Theatre.
2. The site is currently located one block south of the intersection of Wall Street
and South Main Street.
II. STREET SYSTEM:
1. This site has access to Main Street, a Type "D" Minor Arterial on the
thoroughfare Pian.
2. A 12 foot wide portion of Right -of Way and a 20.84 foot wide portion of Alley
dedication for Barton Street along the rear property line of Lot 1, Block 1,
Palace Theatre Addition is to be abandoned. This portion of abandonment
is 131.36 foot long. In addition, a 6.36 foot wide and 125.93 foot long
portion of Weem's Alley is to be abandoned on the north property line.
III. STORM DRAINAGE SYSTEM:
1. This site drains in a northwesterly direction toward Moorehead Branch.
2. The developer will be required to design for on site and off site drainage in
accordance with the City of Grapevine Code of Ordinances.
IV. WATER SYSTEM:
1. There is an existing 8 -inch water line in Barton Street.
2. The 8 -inch water distribution system is adequate to serve the development
of this site.
V. SANITARY SEWER SYSTEM:
1. There is an existing 6 -inch sanitary sewer in Barton Street.
2. The 6 -inch sanitary sewer collection system is adequate to serve the
development of this site.
VI. STATEMENT OF FINDINGS:

A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1. There are no utility easements dedicated by this plat.
2. There are no drainage easements dedicated by this plat.
3. There are no right-of-way dedications required by this plat
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
1 There are no utility easements dedicated by this plat.
2. There are no drainage easements dedicated by this plat.
3. There are no right-of-way dedications required by this plat.
4. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Palace Theatre."
