PLAT INFORMATION SHEET
FINAL PLAT
LOT 1, BLOCK 1, FRANK PARRA DODGE ADDITION
GENERAL:
1. During the June 20, 2000 Council meeting, this plat was tabled to the July 18,
2000 Council meeting at the request of the applicant to plan for future
TxDOT right-of-way needs.
2. Mr. Jim Dewey, the applicant, is platting this 11.3452 acre site for the
proposed development of an automobile dealership. This property is located
on the southeast corner of the State Highway 121 Northbound Frontage
Road and Prospect Parkway.
3. The property is currently undeveloped.
STREET SYSTEM:
This site has access to the State Highway 121 Northbound Frontage Road
and the future Stone Myers Parkway.
2. The City with developer participation will construct the future Stone Myers
Parkway and Prospect Parkway.
3. The right-of-way for Stone Myers Parkway and Prospect Parkway was
dedicated by plat on March 28, 2000.
STORM DRAINAGE SYSTEM:
1. The on-site and off-site storm drainage systems must be designed in
accordance with the requirements of the City of Grapevine's Code of
Ordinances.
IV. WATER SYSTEM:
1. There is a 12 -inch water line proposed for construction within the future
Stone Myers Parkway and Prospect Parkway.
2. The developer will be required to extend a 10 -inch water line along the State
Highway 121 Northbound Frontage Road frontage for future developments.
3. The developer will be required to construct a public water distribution system
necessary to meet domestic and fire protection needs of this development.
4. The existing and proposed water distribution system is adequate to serve the
domestic and fire protection needs of this and future surrounding
developments.
V. SANITARY SEWER SYSTEM:
1. There is an existing 21 -inch sanitary sewer line located within the Prospect
Parkway right-of-way.
2. The existing sanitary sewer collection system is adequate to serve the needs
of this and future surrounding developments.
VI. MISCELLANEOUS:
1. Water and Wastewater Impact Fees are due prior to the issuance of any
building permits. The current fee is $5,402.00 per acre.
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1. The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.
B. The City further finds that the required dedication is related both in nature
and extent to the impact of the proposed development as follows:
1. The utility easements dedicated by this plat will allow for public and
franchise utilities to serve this development and surrounding sites.
2. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lot 1, Block 1, Frank
Parra Dodge Addition."
