PLAT INFORMATION SHEET
FINAL PLAT
LOT 2, BLOCK 2, GENESIS ADDITION
I. GENERAL:
1. Mr. William Thompson, representing DFW North Limited Partnership is
platting this 2.69 acre site for proposed community commercial development.
2. The site is located at the northeast corner of Bass Pro Drive and Enchanted
Way.
3. The site is currently undeveloped.
II. STREET SYSTEM:
1. This property has access to State Highway 121 via Enchanted Way and Bass
Pro Drive.
2. Enchanted Way is a 49 foot wide street within a 70 foot wide right-of-way.
State Highway 121 is a freeway on the State Highway System. Bass Pro
Drive is currently a two-lane street within a variable width right-of-way
(approximately 45 feet wide at this location).
3. Future plans for Bass Pro Drive specify a divided four lane street. This site
is proposing a 20' right-of-way dedication and a 10' utility, sidewalk, and
drainage easement to provide 80' of right-of-way and easement from the
DFW Airport property line. This 80' is similar to the right-of-way and
easement width adjacent to the Embassy Suites and Bass Pro Shop
property. Proposed slope easement along Bass Pro Drive is necessary for
future roadway improvements.
III. STORM DRAINAGE SYSTEM:
1. The site currently drains east into Cottonwood Branch.
2. The developer is proposing to construct an on site storm sewer system to
convey the drainage from this lot to Cottonwood Branch.
3. The developer is proposing channel improvements and floodplain
reclamation through the City and FEMA for Cottonwood Branch.
4. The developer will be required to design for on site as well as off site
drainage in accordance with the requirements of the City of Grapevine's
Code of Ordinances.

IV. WATER SYSTEM:
There is an existing 12" water line on the east side of the SH 121 Frontage
Road and on the north side of Bass Pro Drive. There is also an existing 12"
water line on the east side of Enchanted Way.
2. The developer is proposing to provide on site water distribution systems
consisting of 8" water lines to provide for fire hydrants and water service.
There will also be 12" water extensions along the future Enchanted Way
extension and Genesis Way.
3. The existing and proposed water distribution systems are adequate to serve
the development of this site.
V. SANITARY SEWER SYSTEM:
There is an existing sanitary sewer lift station approximately 1000' north of
this site on the Fellowship Church property.
2. The developer is proposing to extend a sanitary sewer line to the lift station
to the north. This line will run along the channel of Cottonwood Branch. This
lot and future lots will take their services to this line. The developer will be
required to size this line according to the proposed uses for these sites.
3. The existing and proposed sanitary sewer systems are adequate to serve the
development of this site.
VI. MISCELLANEOUS:
Water and Wastewater Impact Fees are due prior to the release of Building
Permits. (Present Fee is $5,402.00 per acre).
2. Bass Pro Drive Peripheral Street Fees in the amount of $39,175.90 (230 feet
X $170.33 per foot) are due prior to the release of Building Permits.
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
The proposed utility easements are necessary to provide for public
and franchised utilities to this site and surrounding development.

2. The proposed drainage easements are necessary to provide for storm
drainage facilities and channel improvements.
3. The proposed right-of-way dedications are necessary to provide for
the improvements to Bass Pro Drive and the internal street system for
this development.
4. The proposed slope easement is necessary to provide for the
improvements to Bass Pro Drive.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
1. The proposed utility easements are consistent with the City's policy
of easement dedication where future utilities would be located.
2. The proposed drainage easements are consistent with City's policy of
easement dedication where future storm drain and channel
improvements would be constructed.
3. The proposed right-of-way dedications are in accordance with the
future improvement layout for Bass Pro Drive and the agreed upon
public street system between the adjacent property owners.
4. The proposed slope easement is in accordance with the future
construction of Bass Pro Drive.
5. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lot 2, Block 2,
Genesis Addition."
