PLAT INFORMATION SHEET
FINAL PLAT
CANNON HOMESTEAD
GENERAL:
1. Mr. Kosse Maykus, the applicant, is platting this 28.15 acre site for this
proposed development of a single-family residential subdivision. This
property is located in northwest Grapevine, north of Dove Road and east of
Lonesome Dove Road.
2. The property is currently the site of an older single family home.
il. STREET SYSTEM:
1. This site has access to Foxfire Lane, a rural roadway section, which connects
to Lonesome Dove Road.
2. The developer is proposing two street connections to Foxfire Lane and the
internal street system will provide access to the proposed lots.
III. STORM DRAINAGE SYSTEM:
1. There are two culverts under Foxfire Lane which receive runoff from this
property. The two drainage basins flow across private property and then into
Lake Grapevine.
2. This site drains in an easterly direction across the tract and ultimately to Lake
Grapevine.
3. The developer will be required to design for on site and off site drainage in
accordance with the City of Grapevine Code of Ordinances.
IV. WATER SYSTEM:
1. There is an existing 8 -inch water line located within the right-of-way of Foxfire
Lane to the south of the property.
2. The developer will be required to extend a looped water line through this
property to provide for the domestic and fire protection needs of this
development. Also, an 8 -inch main will be extended north along Foxfire
Lane to the northern limits of the developer's property.

3. This annexed segment of the City does not have an adequate water
distribution system to support planned development of this tract as well as
others in the area. The City and prospective developers in this area will
jointly undertake to construct a water distribution system in the northwest
area of the City to serve the prospective developments and the City's
planned improvements to Meadowmere Park.
V. SANITARY SEWER SYSTEM:
1. There is an existing 8 -inch sanitary sewer system line in Kimball Road which
connects to the Kimball Road Lift Station.
2. The developer is proposing to provide internal sanitary sewer mains to serve
the proposed development. Also, the developer will participate in a regional
sanitary sewer system that will serve the Northwest segment of town.
3. The proposed sanitary sewer collection system must be designed and
constructed with this development to adequately serve the development of
this site.
VI. MISCELLANEOUS:
1. Water and Wastewater Impact Fees are due prior to the release of Building
Permits. The current fee is $1,897.00.
2. Open Space Fees are due in the amount of $53,550 (50 lots x $1,071.00).
3. Foxfire Lane is not on the Master Thoroughfare Plan. The roadway will
remain a rural section with no proposed improvements except for the re-
alignment of the Foxfire Lane curve bordering the southeast corner of the
development site.
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.

2. The drainage easements dedicated by this plat are necessary to
provide for the conveyance of storm water run-off for future use.
3. The right-of-way dedicated by this plat is necessary to provide for the
development of the surrounding transportation system.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
1. The utility easements dedicated by this plat will allow for public and
franchise utilities to serve this development and surrounding sites.
2. The drainage easements dedicated by this plat will allow for the
conveyance of storm water run-off for future use.
3. The right-of-way dedicated by this plat will allow for the development
of the surrounding transportation system.
4. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
�- consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and Final Plat Application of Cannon Homestead."
