There is an existing 6 -inch sanitary sewer line located approximately 150 feet west of this site. 2. The developer will be responsible for constructing a 6 inch sanitary sewer line to this property in order to serve this development. 3. The existing downstream sanitary sewer collection system is adequate to serve the development of this site. VI. MISCELLANEOUS: 1. Water and Wastewater Impact Fees are due prior to the release of Building Permits. (Present Fee is $1,897.00 lot) 2. Open Space Fees are due in the amount of $11,460.00 (10 lots X $1,146.00 per lot). 3. Peripheral Street Fees will not be assessed due to roadway improvements on Kimball Road. VII. STATEMENT OF FINDINGS: A. The City has determined that the right-of-way required to be dedicated for streets, utilities, drainage and other municipal needs and services are consistent with the City's ordinances and master plan, are reasonable and are connected to the proposed project in the following manner: 1. The utility easements dedicated by this plat are necessary to provide public and franchised utility service to this and surrounding developments. 2. The drainage easements dedicated by this plat are necessary to provide for the conveyance of storm water run-off through this site. 3. The right-of-way dedicated by this plat is necessary to provide for the development of the surrounding transportation system. B. The City further finds that the required dedication is related both in nature and extent to the impact of the proposed development as follows: 1. The utility easements dedicated by this plat will allow for public and franchise utilities to serve this development and surrounding sites. \\CHDN\SYS\DATA\PWORKSWGENDA\07-18-00\Kimball F.doc 2. The drainage easements dedicated by this plat will allow for the conveyance of storm water run-off through this site. 3. The right-of-way dedicated by this plat will allow for the development of the surrounding transportation system. 4. All of the dedications benefit the development to at least the extent of the impact of such on the development. VIII. RECOMMENDATION: 1. The members of the City Council and The Planning & Zoning Commission consider the following motion: "Move that the City Council (Planning and Zoning Commission) approve the Statement of Findings and the Final Plat Application of Kimball Hill."
