PLAT INFORMATION SHEET
PRELIMINARY PLAT
I. GENERAL:
1. Mr. Robert Needham, the applicant, is platting this 6.932 acre site for
commercial development. This property is located north of Western Oaks
Boulevard and west of State Highway 121.
2. The property is currently undeveloped.
11. STREET SYSTEM:
1. This site has access to State Highway 121 and Western Oaks Boulevard, a
Type "E" Collector on the Thoroughfare Plan.
III. STORM DRAINAGE SYSTEM:
1. The property naturally flows south to north towards Big Bear Creek. The
back of the property is in the 100 -year floodplain easement.
2. The on-site and off-site storm drainage systems must be designed in
accordance with the requirements of the City of Grapevine's Code of
Ordinances.
IV. WATER SYSTEM:
1. There is an existing 10 -inch water line located within the Western Oaks
Boulevard right-of-way to the south of this property and an existing 20 -inch
water line located to the east of this property within the State Highway 121
right-of-way.
2. The developer will be required to extend a looped water line through this
property to provide for the domestic and fire protection needs of this
development.
3. The existing water distribution system is adequate to serve the domestic and
fire protection needs of this and future surrounding developments.
V. SANITARY SEWER SYSTEM:
1. There is an existing 8 -inch sanitary sewer line located within the Western
Oaks Boulevard right-of-way to the south of the property.
2. The existing sanitary sewer collection system is adequate to serve the needs
of this and future surrounding developments.

VI. MISCELLANEOUS:

VII. STATEMENT OF FINDINGS:
are due prior to the issuance of any

A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1 The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.
2. The drainage easements dedicated by this plat are necessary to
provide for the conveyance of storm water run-off.
3. The right-of-way dedicated by this plat is necessary to provide for the
development of the surrounding transportation system.
B. The City further finds that the required dedication is related both in nature
and extent to the impact of the proposed development as follows:
1. The utility easements dedicated by this plat will allow for public and
franchise utilities to serve this development and surrounding sites.
2. The drainage easements dedicated by this plat will allow for the
conveyance of storm water run-off.
3. The right-of-way dedicated by this plat will allow for the development
of the surrounding transportation system.
4. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Preliminary Plat Application of Lot 1, Block 1,
Grapevine III Addition."
