PLAT INFORMATION SHEET
PRELIMINARY PLAT
LOT 1, BLOCK 1, HORIZON BANK ADDITION
1 Mr. Ken Cummins, the applicant, is platting this 1.0195 acre site for the
proposed development of a bank facility. This property is located on the
southeast corner of the William D. Tate Avenue and Hughes Road.
2. The property is currently undeveloped.
11. STREET SYSTEM:
1 This site has access to William D. Tate Avenue and Hughes Road, a Type
"E" Collector on the Thoroughfare Plan. As this area continues to develop,
Hughes Road will need to be improved from the existing two-lane asphalt
roadway to a proposed four lane concrete roadway.
2. The property owner is dedicating 20 feet of right-of-way for the future
expansion of Hughes Road.
111. STORM DRAINAGE SYSTEM:
1 The on-site and off-site storm drainage systems must be designed in
accordance with the requirements of the City of Grapevine's Code of
Ordinances.
IV. WATER SYSTEM:
1 There is an existing 12 -inch water line located within the Hughes Road right-
of-way. The Water Master Plan calls for a 20 -inch water main to be
constructed along State Highway 121. The developer will be responsible for
escrowing funds for the cost of constructing an 8 -inch water line.
2. The developer will be required to construct a public water distribution system
necessary to meet domestic and fire protection needs of this development.
3. The existing 12 -inch water distribution system is adequate to serve the
domestic and fire protection needs of this development.
V. SANITARY SEWER SYSTEM:
1 The developer will be required to construct a proposed 8 -inch sanitary sewer
line from Merlot Avenue to this site.
2. The existing sanitary sewer collection system is adequate to serve the needs
of this and future surrounding developments.
VI. MISCELLANEOUS:
1. Water and Wastewater Impact Fees in the amount of $4,970.56 are due prior
to the issuance of any building permits. ($5,402.00 per acre x 0.9201 acre)
2. Peripheral Street Fees in the amount of $35,132.27 are due prior to the
issuance of any building permits. ($170.33 per linear foot x 206.26 feet)
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1 The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.
2. The right-of-way dedicated by this plat is necessary to provide for the
development of the surrounding transportation system.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
The utility easements dedicated by this plat will allow for public and
franchise utilities to serve this development and surrounding sites.
2. The right-of-way dedicated by this plat will allow for the development
of the surrounding transportation system.
3. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
1 The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Preliminary Plat Application of Lot 1, Block 1,
Horizon Bank Addition."
