This property is located on the east side of Main Street at East Vine Street. 2. The property is developed as the Grapevine Community Activity Center, the Grapevine Convention Center and the Grapevine Public Library. II. STREET SYSTEM: This site has access to Main Street via Municipal Way and East Vine Street. 2. This plat will dedicate 60 feet of right-of-way for Municipal Way. This plat will also dedicate an additional 5 feet of right-of-way for Nash Street to provide a total right-of-way width of 60 feet. III. STORM DRAINAGE SYSTEM: The on-site and off-site storm drainage systems must be designed in accordance with the requirements of the City of Grapevine's Code of Ordinances. IV. WATER SYSTEM: The development of this site will require the relocation of an existing 8 -inch water line and associated fire hydrant. 2. The existing water distribution system is adequate to serve the domestic and fire protection needs of this and future surrounding developments. V. SANITARY SEWER SYSTEM: The development of this site will require the relocation of an existing 6 -inch sanitary sewer line. 2. The existing sanitary sewer collection system is adequate to serve the needs of this and future surrounding developments. W VI. MISCELLANEOUS: Water and Wastewater Impact Fees are due prior to the issuance of any building permits. The current fee is $4,606.60 per acre. VII. STATEMENT OF FINDINGS: A. The City has determined that the right-of-way required to be dedicated for streets, utilities, drainage and other municipal needs and services are consistent with the City's ordinances and master plan, are reasonable and are connected to the proposed project in the following manner: The utility easements proposed for dedication by this plat are necessary to provide for public and franchised utility service to this and surrounding developments. 2. The right-of-way proposed for dedication by this plat is necessary to provide for the future expansion of the surrounding transportation facilities. B. The City further finds that the required dedication is related both in nature and extent to the impact of the proposed development as follows: The utility easements proposed for dedication by this plat will allow for public and franchise utilities to serve this development and surrounding sites. 2. The right-of-way proposed for dedication by this plat is necessary to provide for the future expansion of the surrounding transportation facilities. 3. All of the dedications benefit the development to at least the extent of the impact of such on the development. VIII. RECOMMENDATION: The members of the City Council and The Planning & Zoning Commission consider the following motion: "Move that the City Council (Planning and Zoning Commission) approve the Statement of Findings and the Preliminary Plat Application of Lot 1 R, Block 1, Grapevine Municipal Complex Addition."
