PLAT INFORMATION SHEET
FINAL PLAT
LOT 1, BLOCK 1, WEST WALL STREET ADDITION
I. GENERAL:
1. Mr. Tim Lancaster, the applicant, is platting this 0.356 acre site for the
proposed development of an office building. This property is located on the
south side of West Wall Street at Dove Road.
2. The property is currently undeveloped.
II. STREET SYSTEM:
1. This site has access to West Wall Street, a two lane asphalt roadway that is
approximately 30 feet wide.
2. This plat will dedicate approximately 5 feet of additional right-of-way for West
Wall Street to provide a total width of 65 feet.
III. STORM DRAINAGE SYSTEM:
1. The on-site and off-site storm drainage systems must be designed in
accordance with the requirements of the City of Grapevine's Code of
Ordinances.
IV. WATER SYSTEM:
1. There is an existing 6 -inch water line located within the West Wall Street
right-of-way.
2. The existing water distribution system is adequate to serve the domestic and
fire protection needs of this and future surrounding developments.
V. SANITARY SEWER SYSTEM:
1. There is an existing 6 -inch sanitary sewer line located within the West Wall
Street right-of-way.
2. The existing sanitary sewer collection system is adequate to serve the needs
of this and future surrounding developments.
VI. MISCELLANEOUS:
1. Water and Wastewater Impact Fees are due prior to the issuance of any
building permits. The calculated fee is $1,639.95. (0.356 acre x $4,606.60
per acre)
2. Peripheral Street Fees are due prior to the issuance of any building permits.
The calculated fee is $13,655.36. (80.17 feet x $170.33 per foot)
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.
2. The right-of-way dedicated by this plat is necessary to provide for the
future expansion of the surrounding transportation facilities.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
The utility easements dedicated by this plat will allow for public and
franchise utilities to serve this development and surrounding sites.
2. The right-of-way dedicated by this plat is necessary to provide for the
future expansion of the surrounding transportation facilities.
3. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lot 1, Block 1, West
Wall Street Addition."
