PALACE THEATRE CONSTRUCTION CONTRACTS AND
TERRACE ADDITION
Staff recommends City Council award multiple contracts for Phase I Construction of the
Palace Theatre totaling $1,892,270, the addition of $37,828 in bonds to the contracts for
a total of $1,930,098, authorize staff to execute said contracts, the addition of the
Add/Alternate Terrace to the Palace Theatre Project, and take any other necessary action.

BACKGROUND INFORMATION:

The Palace Theatre Project was projected to cost five million dollars. This projection can
be broken into three categories. The three categories are architectural service fees,
project management fees, and actual construction costs. The fees for architectural
services and project management were set at the onset of the project and the construction
costs are being established with the contracts to be awarded.
The total project cost, including architectural fees, project management fees, and actual
construction cost is projected to be $4,895,572. This includes a contingency of $402,118
and the cost of the Terrace Alternate. If the contracted cost stands as is, a reserve of
$104,428 will be realized upon the completion of the project.
Staff has included a package with a spreadsheet showing the values of all bids received
on February 3, 2000. Also included in this package is a description of the low bid for each
contract to be awarded. This information is included to compare the low bid subcontractor

to the remaining bidders in each division.
Please understand that contracts for every division will not be awarded at this time. The
total for this contract package is $1,930,098. The remainder of the construction cost will
be incurred when the remaining contracts are awarded.
Construction divisions not being awarded contracts at this time have been bid. However,
staff is currently evaluating these bids to ensure that they are comprehensive. These
contracts will be awarded after staff has qualified the remaining low bidders.
