FINAL PLAT
LOT • WESTOVER PROFESSIONAL ADDITION
1. Mr. Tim Lancaster, the applicant, is platting this site for the development of
an office building.
2. This 1.5644 acre site is located at the southwest corner of Hall -Johnson Road
and Heritage Avenue.
3. The site is currently undeveloped.
II. STREET SYSTEM:
1. This site is adjacent to Hall -Johnson Road to the north and Heritage Avenue
to the east.
2. Hall -Johnson Road and Heritage Avenue are four -lane divided streets within
80' rights-of-way. There is no additional right-of-way required at this time.
3. The site will be allowed right -in and right -out access to Heritage Avenue.
Access to Hall -Johnson Road will not be permitted.
III. STORM DRAINAGE SYSTEM:
1. The site currently drains east into Heritage Avenue.
2. There is an existing storm drain system in Heritage Avenue with an inlet near
the east property line of this site. The developer is proposing to tie into this
inlet.
3. The developer will be required to design for on site and off site drainage in
accordance with the City of Grapevine Code of Ordinances.
IV. WATER SYSTEM:
1. There is an existing 12" water line on the south side of Hall -Johnson Road.
There is also an existing 8" water line on the east side of Heritage Avenue.
2. The existing water distribution system is adequate to serve the development
of this site.
V. SANITARY SEWER SYSTEM:
1 There is an existing 8" sanitary sewer line in Hall -Johnson Road with an 8"
stub to this property.
2. The existing sanitary sewer collection system is adequate to serve the
development of this site.
VI. MISCELLANEOUS:
1. Water and Wastewater Impact Fees are due prior to the release of Building
Permits. (Present Fee is $4,606.60 per acre)
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1 The utility easements dedicated by this plat are necessary to provide
for public and franchised utilities.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
1 The utility easements dedicated by this plat are in accordance with the
City's policy of easement dedication along property lines where public
and franchised utilities would be located.
2. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lot 1, Block 1,
Westover Professional Addition."
