PLAT INFORMATION SHEET
PRELIMINARY PLAT
LOT 1, BLOCK 1, GREEN TRADE CENTER ADDITION
I. GENERAL:
1. J. A. Green Development Corp., the applicant, is platting this site for
industrial development.
2. This 41.24 acre site is located at the southeast corner of East Northwest
Highway (Loop 382) and East Wall Street.
3. The site is currently undeveloped.
11. STREET SYSTEM:
1. This site has access to East Wall Street to the north and East Northwest
Highway (Loop 382) to the west.
2. East Wall Street is currently a two lane, 28' wide concrete street within a 50'
right-of-way. The developer will be required to reconstruct this portion of
East Wall Street to a 36' wide street.
3. The section of East Northwest Highway along the west side of this site is
currently under design by TXDOT for widening. The right-of-way for the
improvements along this property has been dedicated by separate
instrument.
111. STORM DRAINAGE SYSTEM:
1. There is an existing storm drain system for East Northwest Highway that
drains to a pond near the center of this site. This pond drains north (via
overflow) to a culvert under East Wall Street.
2. The western three-fourths of this site drains north to the existing culvert
under East Wall Street. The eastern fourth of this site drains east to the
DFW Airport property.
3. The developer will be required to coordinate with TXDOT to accommodate
the storm drainage with the future improvements to this site and East
Northwest Highway.
4. The developer will be required to design for on site and off site drainage in
accordance with the City of Grapevine Code of Ordinances.
IV. WATER SYSTEM:
There is an existing 12" water line on the east side of East Northwest
Highway (south side of the railroad) approximately 200' south of this site.
There is also an existing 16" water line on the east side of East Northwest
Highway on the north side of East Wall Street extending to the south side of
East Wall Street.
2. The developer will be required to extend a 12" water line along the west side
of this property to connect the two existing systems. The developer will also
be required to extend a water loop through the site adequate to serve the
building and fire protection needs.
V. SANITARY SEWER SYSTEM:
The only existing downstream sanitary sewer is a lift station on the south side
of SH 26 (north side of the Trencor property) approximately 800' north of this
site. This lift station is undersized to handle this development.
2. The developer will be required to upsize this lift station adequate to serve this
site and future upstream development as well as provide an adequate sized
sanitary sewer system through this site for upstream development.
VI. MISCELLANEOUS:
Water and Wastewater Impact Fees are due prior to the release of Building
Permits. (Present Fee is $4,606.60 per acre)
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
The proposed access, drainage, sidewalk, and utility easements are
necessary to provide for public and franchised utilities, storm
drainage, sidewalks, and access to serve this development.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
The proposed access, drainage, sidewalk, and utility easements are
consistent with the City's policies concerning utilities, drainage,
sidewalks, and access.
2. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:

The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Preliminary Plat Application of Lot 1, Block 1,
Green Trade Center Addition."
