(Being a Replat of Lots 15 and 16, Block 3, Placid Peninsula and an unplatted tract)
1. GENERAL:
1 Ms. Arlene James, the applicant, is platting this site to combine Lots 15 and
16 together with an unplatted tract into a 1.2702 acre lot.
2. This site is located at 295.4 Peninsula Drive (east side).
3. The site is currently undeveloped.
11. STREET SYSTEM:
1. This site has access to Peninsula Drive to the west.
2. Peninsula Drive is currently a two-lane asphalt street in a 50' right-of-way.
3. There is no additional right-of-way required at this time.
STORM DRAINAGE SYSTEM:
1 The lot drains east to the Corps of Engineer property and into Grapevine
Lake.
2. The developer will be required to design for on site and off site drainage in
accordance with the City of Grapevine Code of Ordinances.
IV. WATER SYSTEM:
1. There is an existing 6" water line in Peninsula Drive.
2. The existing water distribution system is adequate to serve the development
of this site.
V. SANITARY SEWER SYSTEM:
1. There is an existing 6" sanitary sewer line in Peninsula Drive.
2. The existing sanitary sewer collection system is adequate to serve the
development of this site.
VI. MISCELLANEOUS:
1. Water and Wastewater Impact Fees are due prior to the release of Building
Permits. (Present Fee is $1,626.00 per lot)
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1 The utility easements dedicated by this plat are necessary to provide
for public and franchise utilities to serve this site and surrounding
development.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
1 The utility easements dedicated by this plat are in consistent with the
City's policy of easement dedication along property lines where future
utilities might be located.
2. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATIO
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lot 15R, Block 3,
Placid Peninsula."
