PLAT INFORMATION SHEET
PRELIMINARY PLAT
LOTS 1 — 10, BLOCK 1, KIMBALL HILL
I. GENERAL:
1. Mr. Kosse Maykus, the applicant, is platting this site for single-family
development.
2. This 3.22 acre site is located on the south side of Kimball Road west of
Kimberly Drive and east of Willow Creek Drive.
3. The existing vacant house and barn will be razed with the proposed
development.
11. STREET SYSTEM:
1. This site has access to Kimball Road (a 2 lane, unimproved roadway) to the
north. The proposed development will dedicate right-of-way in accordance
with the thoroughfare plan. The developer will escrow monies or improve the
section of Kimball Road adjacent to this development according to the City's
subdivision requirements.
2. The developer is proposing a single residential cul-de-sac street off of
Kimball Road to serve these lots. No driveway access will be allowed to
Kimball Road.
Ill. STORM DRAINAGE SYSTEM:
1. There is an existing bar ditch system along Kimball Road.
2. This site drains north into the Kimball Road bar ditch.
3. The developer will be required to design for on site and off site drainage in
accordance with the City of Grapevine Code of Ordinances.
IV. WATER SYSTEM:
1 There is an existing 8" water line on the south side of Kimball Road.
2. The developer will be required to connect to the existing water main and
construct a water distribution system adequate to serve the development of
this site.
V. SANITARY SEWER SYSTEM:
1. There is an existing 6" sanitary sewer line along the south side of Kimball
Road.
2. The developer will be required to construct a sanitary sewer collection system
adequate to serve the development of this site.
VI. MISCELLANEOUS:
1. Water and Wastewater Impact Fees are due prior to the release of Building
Permits. (Present Fee is $1,626.00)
2. Open Space Fees are due in the amount of $14,160.00 ($1,416.00 per lot).
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1. The proposed utility easements are necessary to provide public and
franchised utilities to serve these lots.
2. The proposed right-of-way dedications are necessary to provide a
street system to serve the access and traffic circulation needs of this
development.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
1. The proposed utility easements are consistent with the City's policy
of easement dedication along property lines where public and
franchised utilities would be located.
2. The proposed right-of-way dedications are in accordance with the City
of Grapevine Code of Ordinances concerning subdivision
development.
3. All of the dedications benefit the development to at least the extent of
the impact of such on the development.

The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Preliminary Plat Application of Lots 1 — 10,
Block 1, Kimball Hill."
