U STONE MYERS PARKWAY AND PROSPECT PARKWAY RIGHT-OF-WAM
1. Mr. Fred Joyce, the applicant, is platting this 3.752 acre site for the right-of-
way associated with the proposed development of the Stone Myers Business
Park. This property is located at the intersection of the existing Stone Myers
Parkway and Westport Parkway,
2. The property is currently undeveloped.
il. STREET SYSTEM -
This plat dedicates a 75 -foot wide right-of-way for the extension of Stone
Myers Parkway and the construction of Prospect Parkway (formerly known
as Arlington -Grapevine Road).
2. The proposed Stone Myers Parkway and Prospect Parkway will be
constructed by the City with developer participation as a 49 -foot wide
concrete street.
III. STORM DRAINAGE SYSTEM
1. The storm drainage system must be designed in accordance with the
requirements of the City of Grapevine's Code of Ordinances.
IV. WATER SYSTEM;
1. The developer proposes to construct a 12 -inch water line on the west side of
Stone Myers Parkway and a 12 -inch water line on the south side of Prospect
Parkway.
2. The proposed water lines will be looped back into the existing water
distribution system as the surrounding properties develop.
3. The existing water distribution system is adequate to serve the domestic and
fire protection needs of this and future surrounding developments.
V. SANITARY SEWER SYSTEM:
1. The developer proposes to construct approximately 450 feet of 10 -inch
sanitary sewer line on the west side of Stone Myers Parkway and
approximately 350 feet of 10 -inch sanitary sewer line on the north side of
Prospect Parkway.
2. The existing sanitary sewer collection system is adequate to serve the needs
of this and future surrounding developments.
VI. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
The right-of-way dedicated by this plat is necessary to provide for the
future expansion of the surrounding transportation facilities necessary
to provide for public and franchised utility service to this and
surrounding developments.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
The right-of-way dedicated by this plat is necessary to provide for the
future expansion of the surrounding transportation facilities.
2. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VII. RECOMMENDATION:
The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of the Stone Myers
Parkway and Prospect Parkway Right -of -Way."
