PLAT INFORMATION SHEET

GENERAL:
1. Mr. Jerry Pittman, the applicant, is platting this 5.102 acre site for the
proposed development of an office complex. This property is located on the
southeast corner of William D. Tate Avenue and Bear Run Drive.
2. The property is currently undeveloped.
ll. STREET SYSTEM,
1. This site has access to frontage road on William D. Tate Avenue (State
Highway 121) via Bear Run Drive.
Ill. STORM DRAINAGE SYSTEM:
1. The on-site and off-site storm drainage systems must be designed in
accordance with the requirements of the City of Grapevine's Code of
Ordinances.
IV. WATER SYSTEM:
1. There is an existing 12 -inch water line located along the southern property
line within Lot 1, Block 1, Vencor Grapevine and an 8 -inch water line located
within the West Port Drive right-of-way along the east property line.
2. The developer will be required to extend a looped water line through this
development to provide for his domestic and fire protection needs.
3. The existing water distribution system is adequate to serve the domestic and
fire protection needs of this and future surrounding developments.
V. SANITARY SEWER SYSTEM:
1. There is an existing 8 -inch sanitary sewer line located within the West Port
Drive right-of-way along the east property line.
2. The existing sanitary sewer collection system is adequate to serve the needs
of this and future surrounding developments.
VI. MISCELLANEOUS:
1. Water and Wastewater Impact Fees are due prior to the issuance of any
building permits. The current fee is $4,606.60 per acre.
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way required to be dedicated for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan, are reasonable and
are connected to the proposed project in the following manner:
1. The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.
2. The drainage easements dedicated by this plat are necessary to
provide for the conveyance of storm water run-off.
3. The access easements dedicated by this plat are necessary to allow
for increased vehicular mobility within this property.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
1. The utility easements dedicated by this plat will allow for public and
franchise utilities to serve this development and surrounding sites.
2. The drainage easements dedicated by this plat will allow for the
conveyance of storm water run-off.
I The access easements dedicated by this plat will allow for increased
vehicular mobility within this property.
4. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lots 1 and 2, Block
1, Oak Hills Plaza."

operation of aircraft, landing at, or taking off from, or operating at or on the
Dollas-Fort Worth international Airport.
This instrument does not release the owners or operators of aircraft from
liability for damage to persons or property caused by falling aircraft or falling
physical objects from aircraft. except as stated herein with respect to noise,
fumes, dust, fuel and lubricant particles.
It Is agreed that this Release shall be binding upon sold owner and his helm
and assigns, and successors in Interest to said property and it is further
agreed that this Instrument shall be a covenant running with the land, and
shall be recorded In the Deed Records of the county or counties In which the
property is situated.
