APPLICANT: Dave McMahan and Tom Matthews of
Four Peaks Development
PROPERTY LOCATION AND SIZE:
The subject property is located at 701 Industrial
Boulevard and is platted as Lot 2, Block 2, Heritage
Business Park. The site contains 11.826 acres and
has approximately 1260 feet of frontage along
Industrial Boulevard.
REQUESTED ZONE CHANGE AND COMMENTS:
The applicant is requesting to rezone 11.826 acres from "LI" Light Industrial District to "BP"
Business Park District.
Staff recommends the City Council deny the applicant's request with the second reading
of the ordinance. The first reading of this ordinance was heard at the June 20, 2000 joint
public hearing. The applicant requested two readings of the ordinance. Staff has
communicated regularly with the applicant regarding the progress of this case and the
applicant no longer has a legal interest in the subject property.
PRESENT ZONING AND USE:
The property is currently zoned "LI", Light Industrial District and is undeveloped.

The subject and surrounding properties were rezoned in the 1984 City Rezoning from "1-2"
Heavy Industrial to "MG" General Industrial. The subject property was rezoned to "Ll" Light
Industrial District Zone Change Request Z86-10. The property to the east was rezoned in
the 1984 City Rezoning from 1-11" Light Industrial to "Ll" Light Industrial.
SURROUNDING ZONING AND EXISTING LAND USE:
NORTH: "Ll" Light Industrial - Heritage Business Park Development
SOUTH: "Ll" Light Industrial - Dart right-of-way and Ira E. Woods Avenue
EAST: "Ll" Light Industrial - GE Capital
WEST: "Ll" Light Industrial - Heritage Business Park Development
AIRPORT IMPACT:
The subject tract is located within "Zone B" Middle Zone of Effect as defined on the "Aircraft
Sound Exposure: Dallas/Fort Worth Regional Airport Environs" map. In Zone B, the following
uses may be considered only if sound treatment is included in building design: multi family
apartments, motels, office buildings, movie theaters, restaurants, personal and business
services. Single Family residential and sound sensitive uses such as schools and churches
should avoid this zone. The proposed zoning will allow uses appropriate in this noise zone.
MASTER PLAN APPLICATION:
The Master Plan designates the subject property as Industrial land use. The proposed
development complies with the Master Plan.
