FINAL PLAT

(Being a Replat of Lot 20, Block 4, Placid Peninsula and an unplatted tract)
I. GENERAL:
1. Mr. and Mrs. Ray Harris, the applicants, are platting this site to combine Lot
20 with an unplatted tract into a 0.7406 acre lot.
2. This site is located at 2975 Peninsula Drive.
3. The property is currently developed as a single family residence.
II. STREET SYSTEM:
1. This site has access to Peninsula Drive to the east.
2. Peninsula Drive is currently a two-lane asphalt street in a 50' right-of-way.
3. There is no additional right-of-way required at this time.
III. STORM DRAINAGE SYSTEM:
1. The lot drains west to the Corps of Engineer property and into Grapevine
Lake.
2. The developer will be required to design for on site and off site drainage in
accordance with the City of Grapevine Code of Ordinances.
IV. WATER SYSTEM:
1. There is an existing 6" water line in Peninsula Drive.
2. The existing water distribution system is adequate to serve the development
of this site.

V. SANITARY SEWER SYSTEM:
There is an existing 6" sanitary sewer line in Peninsula Drive.
2. The existing sanitary sewer collection system is adequate to serve the
development of this site.
VI. MISCELLANEOUS:
1. Water and Wastewater Impact Fees are not required due to an existing single
family residence on the property
2. Open Space Fees are not required due to an existing single family residence
on the property.
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way dedications required for streets,
utilities, drainage and other municipal needs and services are consistent with
the City's ordinances and master plan. Furthermore, the right-of-way
dedications are considered reasonable and are connected to the proposed
project in the following manner:
The on site utility easements dedicated by this plat are necessary to
provide a utility network to serve this development.
B. The City further finds that the required dedication is related both in nature and
extent to the impact of the proposed development as follows:
1 The on site utility easements are necessary to provide a utility system
adequate to serve this development and provide connections to the
surrounding property.
2. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
1. The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lot 20R, Block 4,
Placid Peninsula,"
