GENERAL: 1 Enway Properties, the applicant, is platting this 0.34 acre site for a proposed golf cart sales and service facility inside an existing building. This site is located on the north side of Northwest Highway approximately 120' east of Dooley Street. 2. The property is currently an office building. 11. STREET SYSTEM: 1. The site has access from Northwest Highway. 2. The existing street system is adequate for the access requirements to the property. 111. STORM DRAINAGE SYSTEM: 1. The site drains west to Dooley Street. 2. The developer will be required to design for on site and off site drainage in accordance with the City of Grapevine Code of Ordinances. 3. The existing drainage system is adequate to meet the on site and off site needs of this site. IV. WATER SYSTEM: 1. There is an existing 12" water line along Northwest Highway. 2. The existing water distribution system is adequate to serve this site. V. SANITARY SEWER SYSTEM: There is an existing 12" sanitary sewer line along Northwest Highway. 2. The existing sanitary sewer system is adequate to serve this site. VI. MISCELLANEOUS: Water and Wastewater Impact Fees are not required due to existing services provided to the property VII. STATEMENT OF FINDINGS: A. The City has determined that the right-of-way dedications required for streets, utilities, drainage and other municipal needs and services are consistent with the City's ordinances and master plan. Furthermore, the right-of-way dedications are considered reasonable and are connected to the proposed project in the following manner: The on site utility easements dedicated by this plat are necessary to provide a utility network to serve this development. B. The City further finds that the required dedication is related both in nature and extent to the impact of the proposed development as follows: The on site utility easements are necessary to provide a utility system adequate to serve this development and provide connections to the surrounding property. 2. All of the dedications benefit the development to at least the extent of the impact of such on the development. VIII. RECOMMENDATION: The members of the City Council and The Planning & Zoning Commission consider the following motion: "Move that the City Council (Planning and Zoning Commission) approve the Statement of Findings and the Final Plat Application of Lot 1, Block 1, Enway Addition."
