I. GENERAL:
1 Classic Concepts, the applicant, is platting this 0.7455 acre site for the
development of the site into an office building. This site is located along the
south side of Hughes Road, between Horizon Bank and Fire Station No. 4.
2. The property is currently undeveloped land.
11. STREET SYSTEM:
1. The site has access from Hughes Road.
2. The site is dedicating 20' of right-of-way for Hughes Road.
3. The existing street system is adequate for the access requirements to the
property.
111. STORM DRAINAGE SYSTEM:
1. The site drains north to Hughes Road. The developer will be responsible for
the construction of a storm drain line along Hughes Road, which will tie into
an existing 60" RCP drain pipe located at the intersection of Merlot Drive and
Hughes Road.
2. The on-site and off-site storm drainage systems must be designed in
accordance with the requirements of the City of Grapevine's Code of
Ordinances.
3. Downstream drainage system capacities will be addressed with the design
and review of the drainage system.
IV. WATER SYSTEM:
1. There is an existing 12" water line along Hughes Road.
2. The existing water distribution system is adequate to serve the development
of this site.
V. SANITARY SEWER SYSTEM:
1. There is an existing 8" sanitary sewer line along Hughes Road.
2. The existing sanitary sewer system is adequate to serve the development of
this site.
VI. MISCELLANEOUS:
1. Water and Wastewater Impact Fees are due on the property prior to the
issuance of any building permits. ($5,402.00 per acre).
2. The Peripheral Street Fee for Hughes Road, a Type E collector street, is
$25,728.35 (151.05 L.F. x $170.33 per L.F.). The Peripheral Street Fee is
due prior to the final acceptance of the subdivision construction and/or
release of building permits.
VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way dedications required for
streets, utilities, drainage and other municipal needs and services are
consistent with the City's ordinances and master plan. Furthermore, the
right-of-way dedications are considered reasonable and are connected to the
proposed project in the following manner:
1 The utility easements dedicated by this plat are necessary to provide
for public and franchised utility service to this and surrounding
developments.
2. The right-of-way dedicated by this plat is necessary to provide for the
development of the surrounding transportation system.
B. The City further finds that the required dedication is related both in nature
and extent to the impact of the proposed development as follows:
1. The utility easements dedicated by this plat will allow for public and
franchise utilities to serve this development and surrounding sites.
2. The right-of-way dedicated by this plat will allow for the development
of the surrounding transportation system.
3. All of the dedications benefit the development to at least the extent of
the impact of such on the development.
VIII. RECOMMENDATION:
The members of the City Council and The Planning & Zoning Commission
consider the following motion:
"Move that the City Council (Planning and Zoning Commission) approve the
Statement of Findings and the Final Plat Application of Lot 1, Block 1,
Booher Plaza Addition."
