Industrial Park an addition to the City of Grapevine recorded in Volume 388-217, Pages 13 & 14

BEGINNING at a 1/2 -inch iron rod with a yellow plastic cap stomped ' Half Assoc., Inc. '
(hereafter referred to as ' with cap " ) set at the most southwesterly corner of the Grapevine
Regional Industrial Park recorded in Cabinet A, Slide 1730 (PRTCT) sold point being in the
northerly right-of -way line of the Southwestern and St. Louis Railroad (100 foot right -of -way);
THENCE departing the westerly line of said Grapevine Regional Industrial Park and along the

minutes 12 seconds West, a distance of 2018.06 feet to a 1/2 -inch iron rod with cap set for the

Heritage Business Park Comments
1. Please add the following information to the title block of each sheet of the revised
submittal:
Site Plan SP99 -18
Heritage Business Park, Building #6
1001 Industrial Boulevard
Lot 2, Block 3, Heritage Business Park
2. Please dimension the boundary lines of the site on the revised submittal and
ensure that they meet the dimensions shown on the final plat for Lot 2, Block 3,
Heritage Business Park.
3. Label the setback area along Commerce Street as "front yard setback."
4. There is a slight error in the number of required parking spaces —it should be 155
spaces rather than 150— please revise accordingly.
5. Please place the following notations on the revised site plan:
a. All requirements of Section 31, "LI" Light Industrial District shall be met.
b. All requirements of Section 56, Off - Street Parking Requirements shall be
met.
Please submit the revised documents to the Department of Development Services at 200
South Main Street.
The revised submittal shall include:
four (4) folded blueline copies of each sheet
