Please add case number CU08-23 and label sheet numbers in consecutive order on the lower right hand corner of all each sheets. 2. Documentation has not been received regarding the existing 150 - foot drainage easement as it extends into the proposed additional acreage on the northeast portion of the site. The proposed shop must be removed from the site plan because it conflicts with the existing right-of-way for Arlington -Grapevine Road and with the projection of the 150 -foot drainage easement across the area of expansion. The proposed plat can not abandon the right-of-way of Arlington -Grapevine Road and Stone Myers Parkway must be built prior to abandoning that right-of-way. Please refer to the shop area as "future development". Please contact John Robertson or Cristin Turner of Public Works at (817) 410-3136 for information regarding the right-of-way and/or the drainage easement. 3. Please note the 25 -foot water, drainage and landscape easement is not permitted to have permanent structures erected within that area. Additional comments by Public Works will be forthcoming from John Robertson or Cristin Turner regarding drainage and utilities. 4. Please note a corner lot is permitted to have one on -premise sign per street frontage. The proposed pole sign will exceed the maximum permitted number of signs and therefore must be removed from the site plan. 5. Please note planter islands for the interior areas of parking lots must be located no further than every twelve parking spaces and at the terminus of all rows. Please adjust the proposed parking configuration on the site and landscape plans within the fleet sales and proposed shop areas to meet this requirement. Also include a chart with the tree(s) name(s) and quantity on the landscape plan. 6. Please note a main gate needs to be chosen for emergency access with an Opticom type system installed on the chosen gate in addition to a key switch and manual override device. All secondary gates/ security bars must have Knox padlocks installed. Please contact Craig Reed (817) 410- 8100 concerning this requirement. 7. Please provide the west and north building elevations of the parts distribution facility as well as the north and east elevation of the proposed fleet sales building and a chart which provides the percentage of masonry for both structures. 8. Please provide a revised landscape plan which includes the entire site (existing site improvements included) including a table which includes the entire site. 9. Any new entrance/departure driveway must receive TX DOT approval and that approval must be forwarded to Development Services. 10. Please note Building Inspections will require project data sheets for the proposed parts facility expansion as well as the new fleet sales building when a building permit application is submitted. Please provide a revised submittal letter which requests the fleet sales, parts building expansion and the shop area as future development. 12. Lighting levels may not exceed 3.0 footcandles at the property lines. Please verify that the lighting levels adjacent to the west and north property lines do not exceed permitted levels and adjust the photometric plan accordingly. Please provide the height of the proposed new light standards. Lighting fixtures shall be mounted no higher than the highest point on the primary structure. Please note the height of the primary (existing or proposed) building on site. 13. Please add the following note: Conditional use request, CU08-23 is a request to amend the previously approved site plan of CU08-05 SPRC and CU03-34 (Ord. 03-60) for an automotive dealership with the sale and repair of new and used vehicles, specifically to allow the development of a fleet sales building and expansion of the existing parts distribution facility. The above comments must be reflected in the revised submittal, which is due by Thursday, October 2nd at 12:00 p.m. for the October 21st joint public hearing. Please submit the revised documents to the Department of Development Services at 200 South Main Street. It is my understanding that a meeting was held last week in which it was determined that two site plans would be required. One site plan would show proposed improvements in the 90' TXDOT 121 setback and one would not. The civil plans currently include the proposed grading/drainage/and paving within the setback. It is my understanding that only 1 set of concept civils will be required, showing the proposed improvements for the entire site, including within the setback. Is this your understanding? Thanks! HISTORY OF TRACT AND SURROUNDING AREA: The subject property and the property to the north were rezoned from 1-I ", Light Industrial District to "CC", Community Commercial District during the 1984 Citywide Rezoning. At the Council meeting on June 19, 2001 Conditional Use Permit CU01-27, approved the automobile dealership on the subject site. At the February 19, 2002 meeting CU02-03, authorized a 5.923 -acre expansion of the original site and revisions to the subject site. C000-43, allowing the development of a Corvette Museum on the site located to the north, was approved on September 19, 2000. The development of the Corvette Museum has not materialized. The Stone property, located to the west and south, was not zoned when it was a part of unincorporated Tarrant County. When the property was annexed into the City on July 20, 1993, it was automatically zoned "R-20" Single Family District. Zone Change request Z98- 19, approved in August 1998, rezoned a portion of the A.C. Stone Tract from "R-20", Single Family District to "PID" Planned Industrial Development District for the development of Frank Parra Dodge. A conditional use request (C000-45) for an automotive dealership (Audi) was considered on the subject site at the November 21, 2000 meeting but was denied. Conditional use request CU01-27 was approved on this site for the Classic Hummer dealership on June 19, 2001. The site was subsequently amended at the February 19, 2003 meeting (CU02-03) and allowed for an expansion of the Hummer dealership building, and the relocation of the Classic Chevrolet used truck operation to the site. A 20 -foot pole sign was also approved. At the November 19, 2002 public hearing Council approved a revision (CU02-49) to the Hummer dealership site that included a 5.3 acre addition to the site for a lube and tune center, a vehicle washing area, and an employee parking lot. The Site Plan Review Committee at their December 18, 2002 meeting (CU02-51) approved an increase from 7 -feet to 10 -feet and from 48 square feet to 85 square feet for a monument sign at the Hummer dealership site. The Site Plan Review Committee at their July 23, 2003 meeting (CU03-25) approved an increase from 20 -feet to 30 -feet for a pole sign at the Hummer dealership site.
