ACKNOWLEDGEMENT
AU Conditional Use and Special Use Applications are assumed to be complete
when fled and will be placed on the agenda for public hearing at the discretion of
the staff. Based on the size of the agenda, your application may be scheduled to a
later date.
All public hearings will be opened and testimony given by applicants and
interested citizenry. Public hearings may be continued to the next public hearing.
Public hearings will not be tabled.
Any changes to a site plan (no matter how minor or major) approved with a
conditional use or a special use permit can only be approved by city council
through the public hearing process.
Any application for a change in zoning or far an amendment to the zoning
ordinance shall have, from the date of submittal, a period of four months to
request and be scheduled on an agenda before the Planning and Zoning
Commission and City Council. If after said period of four months an application
has not been scheduled before the Commission and Council said application shall
be considered withdrawn, with forfeiture of all filing fees. The application, along
with the required tiling fee may be resubmitted any time thereafter for
reconsideration. Delays in scheduling applications before the Planning and
Zoning Commission and City Council created by city staff shall not be considered
a part of the four month period.

1. Please add case number CU08-16, the case name and location to
the case number signature block to each sheet.
2. Please replace note #1 on sheet A-1 with the following: This
conditional use request is to amend the previously approved
site plan of CU07-26 (Ordinance 2007-53) for an automotive
dealership with sales and service of new and used vehicles and
a 40 -foot pole sign, specifically to allow a 3,056 square foot
addition to the new car sales building, 1,079 square foot
addition to the used care sales building and the addition of a
2,040 square foot car wash.
3. Please contact the City of Grapevine Fire Marshall (Mike Keefer) at
(817) 410-3482 to discuss fire prevention requirements for the
proposed additions. Also please label the existing/proposed fire
lane width.
4. Please label the following on the site plan: the dumpster area, the
existing above ground tank(s), inventory off load area, and outdoor
vehicle display areas when adjacent to the sales buildings.
5. Please provide a graphic scale in addition to the numeric scale
provided. Please correct the north arrow to reflect the orientation of
the site.
6. Please provide an elevation and material used for the dumpster screening
device and gate.
7. Please use the overall site plan as the basis for a dimension control site
plan for all proposed additions and the proposed car wash. The
dimension control site plan will need to indicate the distance to the
property lines for all expansions and new construction.
8. Please label the following on the site plan: the Highway 114 access road,
customer parking, employee parking, display vehicle parking, the existing
flag pole and the pylon sign adjacent to the Highway 114 access road.
9. Please provide the size and elevation of the pylon sign.
10. Please provide within a chart the calculation for the percentage of existing
and proposed masonry for all building elevations and place those
calculations on the respective building elevation sheets.
11. Please provide within a chart the existing and proposed expansion square
footage of the new car building, pre -owned building, service shop and the
car wash.

12. Please correct the total open space figure in the chart on sheet A-1.
13. Please provide a plant list with quantity and common name of
existing/proposed landscaping.
14. The percent of required open space/landscaping according to the figures
submitted meets the minimum required. In order to eliminate any question
that the amount of open space proposed will meet the City of Grapevine
Zoning Ordinance requirements, please provide a detailed chart which
details the amounts of existing and proposed landscaping and include in
that chart on sheet A-2 the percent of landscaping within the front yard.
15. Please add the following notes the site plan: all requirements of the
Grapevine Soil Erosion Control Ordinance shall be met during the period
of construction and all on site electrical conductors associated with new
construction shall be located underground.
16. Please include within the existing parking table the number of parking
spaces which will be lost due to the proposed expansions/additions and
also include the number of designated handicapped accessible spaces.
17. Please review comment #6 on page A-1 for a possible typographical error.
18. Please dimension a typical parking space.
19. Please provide an internal traffic circulation plan.
20. Please provide a brief letter which describes the purpose and benefits of
the proposed changes to the site.
The above comments must be reflected in the revised submittal,
which is due by Wednesday, July 2nd at 12:00 p.m. for the July 15
joint public hearing. Please submit the revised documents to the
Department of Development Services at 200 South Main Street.
The revised submittal shall include:
one (1) mylar of each sheet (minimum size 22" x 34")
one (1) colored version of landscape plan and building elevation of the
proposed improvements on 11" x 17" or a digital version of the same
two (2) folded blackline copies of each sheet, (minimum size 22" x 34")
forty (40) reduced sorted (collated sets) copies at 11" x 17" three hole
punched, stapled and z -folded (fold the right edge to the left edge
and then fold the right edge in half to form a z -fold).
