This letter confirms on May 2, 2016, the Board of Zoning Adjustment approved the following
request:
Section 15.G.1, "R-7.5" Single Family District, Area Regulations requires a minimum
front yard setback of 30 -feet. The Board approved a variance of four -feet (4) allowing a
front yard depth of 26 -feet for an existing lot.
Section 15,G.2, "R-7.5" Single Family District, Area Regulations requires a minimum
rear yard setback of 25 -feet. The Board approved a variance of 12 -feet allowing a rear yard
setback of 13 -feet for an existing lot.
Section 15.6.5., "R-7.5" Single Family District, Area Regulations, requires a minimum
lot depth of 100 -feet. The Board approved a variance of twelve -feet (12') allowing a lot
depth of 88 -feet for an existing lot.

The Board approved the following request

use. The Board approved a special exception allowing the existing residential structure
to remain as developed along with an expansion as shown on the plot plan.

The Board approved the following request
Section 15.F.2, "R-7.5" Single Family District, Density Requirements, requires a
minimum lot size of 7,500 square feet. The Board approved a variance of 963 -feet

Staff recommends the Board of Zoning Adjustment approve the following variances to the
Grapevine Comprehensive Zoning Ordinance 82-73 for property located at 2424
Lakeshore Drive, Tracts 1 B, 1 D and 1 H 1, Solomon Cate Survey, Abstract 2002, as follows:
Section 15.G.1, "R-7.5" Single Family District, Area Regulations requires a minimum
front yard setback of 30 -feet.
The applicant is requesting a variance of four -feet (4') to this requirement, and if approved
by the Board would allow a front yard depth of 26 -feet for an existing lot.
Section 15,G.2, "R-7.5" Single Family District, Area Regulations requires a minimum
rear yard setback of 25 -feet.
The applicant is requesting a variance of 12 -feet to this requirement and if approved by the
Board would allow a rear yard setback of 13 -feet for an existing lot.

Staff finds that a special condition exists for the variances requested. Specifically, the
Board of Zoning Adjustment on March 12, 1973 approved case BZA 1973-01 on the
subject site to allow a home to be constructed within the required front and rear yards. The
site is an existing developed lot and the home was built in 1978 prior to current lot depth
requirements found within the current Zoning Ordinance approved on the subject site in the
1984 City Rezoning to "R-7.5" Single Family District.

The subject site is currently zoned "R-7.5" Single Family District and is developed with an
existing dwelling. The applicant intends to add 252 square feet to the existing residence
and expand the residence from 3,004 square feet to 3,256 square feet to accommodate a
garage expansion and a reconfigured interior stairway. The proposed expansion will not
exacerbate the existing conditions on the subject site. The application was submitted by
the property owner Jay Balding.
