Specifically, the lot was originally platted in 1921 predating the City's first zoning ordinance adopted in 1955. Developed and platted property and right-of-way exist adjacent to the subject site, on the west and east sides and north and south property lines respectively, eliminating the possibility to expand the site to meet the area and width requirements. Minimum Open Space: All areas not devoted to buildings, structures or off- street parking area shall be devoted to grass, trees, gardens, shrubs or other suitable landscape material. Maximum Building Coverage: The combined area occupied by all main and accessory buildings and structures shall not exceed forty (40) percent of the total lot area. 5.
