Staff finds that special conditions exist for all of the requested variances. Although the subject lot is not platted the dwelling which existed prior to demolition was built in 1947 according to Tarrant Appraisal District records, which predates the City's first zoning ordinance adopted in 1955. Developed property exists to the north, east, and west, eliminating the possibility of expanding the lot to meet the lot width, and area requirements. Platting requirements for the subject site requires 650 -square feet of right-of-way dedication; reducing lot depth approximately 11 -feet from 126 -feet to 115 -feet. Photographs of the subject site indicate the previous dwelling was less than 22 -feet to the 01BZA\20121Cases\BZA 12-05.4 existing curb. The platting requirement coupled with requiring a 30 -foot front yard setback creates a hardship for the property. No building plans for the lot exist at this time. The property is currently zoned "R-7.5" Single Family District and was occupied by a structure which has been demolished.
