MEMO TO: BOARD OF ZONING ADJUSTMENT
FROM: SCOTT WILLIAMS, DIRECTOR DEVELOPMENT SERVICES \
BUILDING OFFICIAL
RON STOMBAUGH, PLANNING AND DEVELOPMENT MANAGER
ALBERT L. TRIPLETT JR, PLANNER 11
SUBJECT: BOARD OF ZONING ADJUSTMENT CASE #BZA12-03
708 E. TEXAS STREET
MEETING DATE: MONDAY, JULY 2, 2012
Staff recommends the Board of Zoning Adjustment approve the following variances to
Grapevine Comprehensive Zoning Ordinance 82-73 for property located at 708 East Texas
Street, legally described as Lot 9, Block 107, College Heights Addition as follows:
Section 15.17.2., "R-7.5" Single Family District, Density Requirements, requires a
minimum lot area of 7,500 square feet.
The applicant is requesting a variance of 500 -square feet, and if approved by the Board,
would allow a lot area of 7,000 square feet for an existing lot.
Section 15.G.4., "R-7.5" Single Family District, Area Regulations requires a minimum
lot width of 65 -feet.
The applicant is requesting a variance of fifteen -feet (15') to this requirement, and if
approved by the Board, would allow a lot width of 50 -feet for an existing lot.
Section 42.D., Supplemental District Regulations requires a minimum side yard
setback of 15 -feet for corner lots which are not reverse frontage lots.
The applicant is requesting a variance of ten -feet (10') to this requirement, and if approved
by the Board, would allow a side yard setback along the western property line of five -feet
(5) for the proposed structure.
Staff finds special conditions exist for the requested variances. The subject lot was
originally platted in 1921 predating the City's first zoning ordinance adopted in 1955. The
existing dwelling was built in 1900 with an existing side yard depth of five feet (5) on the
west property line as shown on the survey. Strictly adhering to the side yard setbacks of
15 feet and six feet (6') for the west and east property lines respectively will limit the
buildable width of the lot to 29 feet, which is impracticable for compatible new home
construction within this area of the city. The applicant intends to build an approximate
0ABZAV20121Cases\BZA12-03.4
4,300 square foot two-story dwelling as shown on the plot plan.
The property is currently zoned "R-7.5" Single Family District and the existing structure will
be relocated to 409 East Hudgins Street. The application was submitted by Jeremy
Williams, representing property owner Joe Teakell.

ALBERT L. TRIPLETT JR, PLANNER 11
SUBJECT: BOARD OF ZONING ADJUSTMENT CASE #BZA12-03
708 E. TEXAS STREET
MEETING DATE: MONDAY, JUNE 4, 2012
Staff recommends the Board of Zoning Adjustment approve the following variances to
Grapevine Comprehensive Zoning Ordinance 82-73 for property located at 708 East Texas
Street, legally described as Lot 9, Block 107, College Heights Addition as follows:
Section 15.F.2., "R-7.5" Single Family District, Density Requirements, requires a
minimum lot area of 7,500 square feet.
(5') for the proposed structure.
0:\8ZA12012\Cases\BZA 12-03.4
4,300 square foot two-story dwelling as shown on the plot plan.
The property is currently zoned "R-7.5" Single Family District and the existing structure will
be relocated to 409 East Hudgins Street. The application was submitted by Jeremy
Williams, representing property owner Joe Teakell.

within 300 feet of the platted lot of record.

feet from any dwelling or building existing or under construction on the same
lot or any adjacent lot. In all residential districts, a building or structure
attached to the principal building or structure by only a breezeway having a
maximum width of six (6) feet shall be considered as being a detached
accessory building or structure. No accessory building shall be located
nearer than three (3) feet to any side or rear lot line. In the case of a corner
lot, no accessory building shall be located within any side yard required on
the street side. A garage, detached from the main building, may be located

complied with.
