SUBJECT: RIVERWALK APARTMENTS WATER AND WASTEWATER LINE
OVERSIZING REIMBURSEMENT
RECOMMENDATION:
City Council consider authorizing water and wastewater line oversizing reimbursement to
Verde Apartment Communities Construction, L. P., in the amount of $105,537.50, for the
construction of a 12 inch waterline and a 12 inch wastewater line. This recommendation
includes boring beneath FM 2499 in association with the Riverwalk Apartments Development
along the east side of FM 2499 north of Denton Creek, authorize staff to issue payment to
Verde Apartment Communities Construction, L. P., upon completion of the work, and take any
necessary action.
FUNDING SOURCE:
Funds are available in the Impact Fee Fund Balances.
BACKGROUND INFORMATION:
Verde Apartment Communities Construction, L. P., is developing the Riverwalk Apartments
on 82 acres of land located east of FM 2499 and north of Denton Creek. The developer has
been required to oversize a wastewater main and a water main to comply with the City's
Master Water and Wastewater Plans.
Under normal development conditions, this development would be required to construct an
eight -inch wastewater main and an eight -inch water main, which are adequate to provide
service for this type of development. The City Code provides for the City of Grapevine to
refund private developments for the oversizing costs attributable to the difference in costs of
lines necessary for their development compared to lines required by the City's Master Water
and Wastewater Plans.
The developer has submitted a construction contract for the improvements totaling
$370,176.00 for the 12 -inch water and 12 -inch wastewater mains. The net oversizing costs
owed to the developer is $105,537.50. This is comprised of $ 72,822.50 for water and
$32,715.00 for wastewater.

For comparison purposes, staff has reviewed the 12 -inch and eight -inch water and
wastewater main costs to recent bid prices on City projects. The costs reflected in the request
are comparable to costs received on City projects.
Staff feels that the requested reimbursement is reasonable.
Staff recommends approval.
