An application was filed in the office of Historic Preservation requesting Historic
Preservation Commission approval for Certificate of Appropriateness #CA13 -93 on the
property addressed as 510 Smith Street.
The application was filed by the owner of 510 Smith Street for the Commission to hold a
public hearing relative to a request for Certificate of Appropriateness #CA13 -93 to remove
existing pergola and replace with a new roof over the existing patio at the rear of the house
using materials and details to match existing house.
A public hearing regarding this application will be held by the Historic Preservation
Commission on Wednesday, October 23, 2013 at 6:00 PM, in the Grapevine Convention
& Visitors Bureau 2nd Floor Board Room, 636 South Main Street, Grapevine, Texas 76051.
Appendix G, Section 7.(C) of the Grapevine City Code requires that the Commission shall
deny, approve, or approve with conditions any Certificate of Appropriateness application
within 30 days of receipt of a completed application, determining whether the proposed
work is consistent with the regulations contained in this ordinance, in all applicable
ordinances, and in the zoning ordinance designating the Historic Landmark Districts. Upon
posted notice, and notification by regular mail at least five (5) days in advance to the
immediately adjacent property owners as that ownership appears on the last approved tax
roll, the Commission shall conduct a public hearing on the application, at which time an
opportunity is provided for proponents and opponents of the application to present their
views.
If you cannot or do not wish to attend the public hearing, the attached form is
provided for your convenience.

RECOMMENDATION:
Staff recommends the Historic Preservation Commission approve with conditions
Certificate of Appropriateness #CA13 -27 for the property located at 510 Smith Street,
legally described as Block 31, Lot 3B, City of Grapevine, to the Grapevine Historic
Preservation Ordinance 91 -73 (Appendix G — Grapevine Code of Ordinances), as
amended for the following items:
Remove existing pergola and construct a new roof over existing patio at the rear of
the house with material and details to match the existing house
as per attached plans with the conditions that a building permit be obtained from
the building department
BACKGROUND:
Certificate of Appropriateness application #CA13 -93 was submitted on October 14, 2013
by the applicant John Gentry to remove the existing pergola and construct a new roof over
the existing patio at the rear of the house. The property is located within the College Street
Residential Historic District. The large, one -story ranch -style house was originally
constructed in the 1960s and was extensively renovated in 2007. The Historic
Preservation Commission at the May 2013 meeting approved Certificate of
Appropriateness #CA13 -27 for the construction of a new 2 -car garage which is now
complete.
Plans for the new patio cover were prepared by M. J. Wright Architects, the same firm that
designed the garage addition, and are attached with this packet. Photos of the existing
pergola and rear views of the house are also attached.
Staff recommends approval with conditions of Certificate of Appropriateness #CA13 -93 for
the new patio cover which was designed following the Design Guidelines established for
the property with the condition that a building permit is obtained from the building
department.

This letter confirms on October 23, 2013, the Historic Preservation Commission
approved with conditions #CA13 -93 for the property addressed 510 Smith Street,
legally described as Block 31 Lot 3B, Grapevine, City of, Grapevine, Texas. The
following was approved on this Certificate of Appropriateness:
To remove the current pergola cover and to replace by extending the roof of
the house with materials to match existing, to cover the patio /porch
per the attached site plan and with the condition a permit is required from the
Building Department.
An approved Certificate of Appropriateness is not an approved Building
Permit and a permit is / is not required. Contact the City of Grapevine's
Building Department--at 817 -410 -3165 for fees and information regarding
permits.
