GENERAL:
• Mr. Rick McPherson, the applicant, is platting this site for a single family
subdivision. This 1.46 acre site is located on the northeast corner of Kimball
Road and Dove Road. There is an existing structure on the site that will be
razed with the construction of the new homes.

VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way and easements required to be
dedicated for streets, utilities, drainage, access, sidewalks and other
municipal needs and services are consistent with the City's ordinances and
master plan, are reasonable and are connected to the proposed project in
the following manner:
The right-of-way provides for future widening of public streets that will
serve the development of this site.

® The onsite drainage easements provide for a drainage network to
serve the development of this site.

site and surrounding property.

B. The City further finds that the required dedication is related both in nature
and extent to the impact of the proposed development as follows:

streets that will serve the development of this site.

COMMENCING AT a 1/2" iron pin located 787.0 varas NORTH of and 6.0
varas EAST of the Southwest corner of the said Franklin Wood Survey:
THENCE NORTH 10.84 feet along the East right-of-way line of Kimball
Road to the POINT OF BEGINNING:
THENCENORTH, a distance of 100.05 feet t0 a 1/2' iron pin found for
the Southwest corner of tract No. 3-A-4 which is the Northwest corner
of this tract of land:
THENCE EAST along the South line of said 3-A-4 tract of land, a
distance of 294.44 feet to a 1/2' iron pin found for the Northeast
