A. The City has determined that the right-of-way and easements required to be
dedicated for streets, utilities, drainage, access, sidewalks and other
municipal needs and services are consistent with the City's ordinances and
master plan, are reasonable and are connected to the proposed project in
the following manner:
® The right-of-way provides for future widening of public streets that will
serve the development of this site.
® The onsite utility easements provide for a utility network to serve the
development of this site.
❑ The onsite drainage easements provide for a drainage network to
serve the development of this site.
❑ The onsite access easements provide cross access capabilities to this
site and surrounding property.
❑ The onsite sidewalk easements provide for a sidewalk network to
serve the development of this site.
B. The City further finds that the required dedication is related both in nature
and extent to the impact of the proposed development as follows:

VIIJ The right-of-way is necessary to provide for future widening of public
streets that will serve the development of this site.
The onsite utility easements are necessary to provide for a utility
system to serve this development and connect to existing utilities on
surrounding property.

parcel of fond situated in the City of Grapevine, Torrent County. Texas, being said
property as described as shown an this plot.
NOW THEREFORE, in consideration of the sum of ONE AND 00/100 ($1.00)
DOLLAR and other good and valuable consideration, the receipt and sufficiency of which
is hereby fully acknowledged and confessed, Owner does hereby waive• release, remise
and quitclaim to the City of Grapevine. Tarrant County, Texas, the Dollos-Fart Worth

objects from aircraft, except as stated herein with respect to noise, fumes, dust, fuel
and lubricant particles.
It is agreed that this release shall be binding upon said owner and his heirs
and assigns, and successors in interest to said property, and it is further agreed that
this Instrument shall be a convenient running with the land, and shall be recorded in
the Deed Records of the county or counties in which the property is situated.
