VII. STATEMENT OF FINDINGS:
A. The City has determined that the right-of-way and easements required to be
dedicated for streets, utilities, drainage, access, sidewalks and other
municipal needs and services are consistent with the City's ordinances and
master plan, are reasonable and are connected to the proposed project in
the following manner:
❑ The right-of-way provides for future widening of public streets that will
serve the development of this site.
® The onsite utility easements provide for a utility network to serve the
development of this site.
❑ The onsite drainage easements provide for a drainage network to
serve the development of this site.
❑ The onsite access easements provide cross access capabilities to this
site and surrounding property.
❑ The onsite sidewalk easements provide for a sidewalk network to
serve the development of this site.
B. The City further finds that the required dedication is related both in nature
and extent to the impact of the proposed development as follows:
❑ The right-of-way is necessary to provide for future widening of public
streets that will serve the development of this site.

system to serve this development and connect to existing utilities on
surrounding property.

Hills Addition."

lubricant particles, and all other effects that may be caused by the operation of aircraft, landing at, or
taking off from, or operating at or on the Doilos-Fort Worth International Airport.
This instrument does not release the owners or operators of aircraft from liability for damage or injury
to person or property caused by falling aircraft or falling physical objects from oircraft, except as
stated herein with respect to noise, fumes, dust, fuel, and lubricant particles.
It is agreed that this Release shall be binding upon acid owner and his heirs and assigns, and
successors M interest to said property, and It is further agreed that this instrument shall be a covenant
running with the land, and shall be recorded M the Deed Records of the county or counties in which
the property is situated.
