• Mr. and Mrs. John Bass, the applicants, are platting this site for retail use and
professional office. This 6.47 acre site is located on the northwest corner of
Northwest Highway and Dove Road behind Fox Rental. Lot 1 currently hastwo
residential homes on the property and is zoned Professional Office. Lot 2 is
currently developed with an existing commercial building and lot 3 is a vacant
lot. Lots 2 and 3 are zoned Highway Commercial and front Northwest Highway.
II. STREET SYSTEM:
• This development has access to Northwest Highway for Lots 2 & 3. Dove Road
provides access to Lot 1.

Ill. STORM DRAINAGE SYSTEM:

• The developer will be required to design for onsite as well as offsite drainage in
accordance with the requirements of the City of Grapevine's Code of
Ordinances.
• The developer will be required to provide a 15 -foot wide access route to the

improvements to the channel are required.

The existing water supply system bordering the subject site is adequate to
serve the development.
