• On -site directional and parking signage proposed
No changes are proposed for the existing building area (5,488 square feet) and outdoor
seating (18 seats). Total parking required is 36 parking spaces; 66 65 parking spaces
are provided.
PRESENT ZONING AND USE:
The property is currently zoned "CC", Community Commercial District, and is developed
as a convenience store with gasoline sales.
HISTORY OF TRACT AND SURROUNDING AREA:
The subject site was annexed into the City of Grapevine in 1970 (Ord. 1970-30). The
subject site was zoned 1-1 ", Light Industrial District prior to the 1984 City-wide Rezoning
at which time the subject site was rezoned to "PID", Planned Industrial Development
District.
• On February 18, 2003, City Council approved Z02-10 (Ord. 2003-11) to rezone the
subject site from "PID", Planned Industrial Development District to "CC",
Community Commercial District.
• On July 17, 2012, City Council approved CU12-24 (Ord. 2012-30) was approved
to allow for a new 5,928 square foot RaceTrac convenience store with gasoline
sales, off -premise consumption of beer and wine sales, inside and outside dining,
and a monument sign.
• On December 4, 2013, the Site Plan Review Committee approved CU13-34 to
allow for changes to the subject site including a reduction to the impervious area,
a reduction in parking, and for one monument sign 100-square feet in size and ten -
feet in height.
• On November 4, 2015, the Site Plan Review Committee approved CU15-45 to
CU24-07
