The variance request is from Grapevine Comprehensive Zoning Ordinance 82 -73 as follows: Section 25.G.4., "CC" Community Commercial District Regulations, to allow a five (5) foot encroachment into the required twenty (20) foot side yard setback along the eastern property line of lot 3 as shown on the site plan. The variance permits a fifteen (15) foot side yard setback.
