Dear Mr. Cantrell,
This letter confirms on May 1, 1995, the Board of Zoning Adjustment approved
13ZA95 -10 for 120 South Main Street, legally described as Lot Al, Block A, Starr
Addition, City of Grapevine, Texas to allow the special exception. The special
exception request to Historic Landmark Preservation Criteria (92 -67) of the 100 Block
of South Main Street as follows:
Preservation Criteria Setback Requirements state all principal buildings in the 100
Block of South Main Street shall be built to and not beyond a 25 foot setback on the
Main Street - facing elevation. The special exception allows building A of the proposed
development to encroach twenty (20) feet, and building B to encroach thirteen feet
into the required twenty five (25) foot setback. This allows a five (5) foot setback for
building A and a twelve (12) foot setback for building B as shown on the site plan.
A copy of the approved minutes will be available after they have been approved at the
next regular Board of Zoning Adjustment meeting. if you need a copy for your
