Cooper Arlington TX 76015 A Fufuz -e With A T -ast RE: BOARD OF ZONING ADJUSTMENT CASE #BZA95 -12 2079 STATE HIGHWAY 114 WEST, GRAPEVINE, TEXAS Dear Mr. Van Cleve, This letter confirms on May 1, 1995, the Board of Zoning Adjustment approved BZA95 -12 for 2079 State Highway 114 West, legally described as Lot 1, Block 1, Van Cleve Addition, City of Grapevine, Texas to allow the variance request. The variance request is from Grapevine Comprehensive Zoning Ordinance 82 -73 as follows: Section 56.C.5., Off - Street Parking Regulations, requires ninety seven (97) off - street parking spaces for motor vehicle repair, one (1) parking space per 125 square feet of principal use area. The variance allows a decrease of sixty seven (67) landscaped parking spaces to allow thirty (30) landscaped parking spaces and fifty three (53) non - landscaped parking spaces for vehicular storage of operating and non- operating vehicles. The Board of Zoning Adjustment did not find a special condition for your request to not provide a wood or masonry screening fence around the entire perimeter as required by the Grapevine Comprehensive Zoning Ordinance. A copy of the approved minutes will be available after they have been approved at the next regular Board of Zoning Adjustment meeting.
