Dear Mr. Treese,
June 7, 1995
This letter confirms on June 5, 1995, the Board of Zoning Adjustment approved
specific requests to BZA95 -14 to allow the following special exceptions and variance
requests. The special exception and variance requests are from the Grapevine
Comprehensive Zoning Ordinance 82 -73:
1. Section 26.G.3., Highway Commercial District which requires a twenty five
(25) foot landscaped front yard with no off - street parking.
The approved special exception will allow the existing building to encroach the
front yard setback by nine (9) feet to allow the existing building a sixteen (16)
foot landscaped front yard setback as shown on the concept plan.
A special condition could not be found to approve the request to allow two (2)
handicapped parking spaces in the landscaped front yard setback and was
therefore denied.
2. Section 53.H.1.c., Landscape Regulations which requires landscaped interior
planter islands a minimum size of nine (9) feet x eighteen (18) feet.
The approved variances will allow the proposed eastern and western planter
islands at the rear of the building to have a reduced minimum width of one and
one -half (1'6 ") feet and two and one -half (2'6 ") feet to allow the eastern
planter island to have a minimum dimension of seven and one -half (7'6 ") feet
by eighteen (18) feet; and the western planter island to have a minimum
dimension of six and one -half (6'6 ") feet by eighteen (18) feet as shown on the
concept plan.
3. Section 53.H.2.b., Landscape Regulations which requires a ten (10) foot
perimeter landscaped area adjacent to parking lot area.
The approved variance will allow the proposed ten (10) foot perimeter

landscaped; area to 'be reduced at the eastern front entrance by eight (8) feet
to allow the perimeter la dscs ing jt the eastern front entrance to be two ( )
feet wide as shown on the conce t plan.
A special condition could not be found to allow the reduced perimeter
landscaping at the northwest corner of the parking lot at the rear and was
therefore denied.
4. Section 56.A.2., Off - Street Parking Requirements which requires all off - street
parking spaces to have minimum dimensions of nine (9) feet X eighteen (18)
feet.
A special condition could not be found to reduce the depth of all of the
proposed off- street parking spaces which would allow vehicles to overhang the
landscape and walk area and 'was therefore denied.
5. Section 58.H., Parking and Loading Development Standards which requires a
vehicle stopping devic.e.(wheoi stop) installed so as to prevent parking of motor
vehicles in any required: landscaped areas and walkways.
A special condition could not be found to allow wheel stopping devices not to
be installed which would prevent ,vehicles to overhang the walkways at the
front and rear of the building and overhang the landscaping at the rear of the
parking lot and was therefore denied.
6. Section 58.1., Parking and Loading Development Standards which requires the
minimum driving lane width in parking Iots as. eighteen (18) feet.
The approved variance will allow. the proposed driving lane width on the
western side of the building to be reduced by six (6) feet to allow the driving
lane width to have a maximum width of twelve (12) feet.
A copy of the approved minutes will be available after they have been approved at the
next regular Board of Zoning Adjustment meeting. If you need a copy for your
